Job summary

A retail management company in Kuala Lumpur is looking for a Property Management Specialist to oversee lease agreements and ensure compliance. Responsibilities include monitoring renewal timelines, liaising with legal for agreements, and analyzing store performance impacts of renewals. The ideal candidate possesses a diploma or degree in Real Estate Management with at least 2 to 3 years of relevant experience. Strong analytical skills and knowledge of landlord-tenant law are essential.

Job description
Responsibilities
  • Monitor the renewal timeline as stipulated in the agreement, summarize the yearly renewal report, and prepare and serve renewal notices to the landlord on time.
  • Assist in preparing store/mall performance analysis for upcoming renewal cases, projecting the impact of renewal rent on store/mall performance in the following term.
  • Prepare and follow up correspondences related to renewal negotiations with the landlord.
  • Prepare internal documents for management’s approval of each renewal case.
  • Liaise with Legal for the preparation of renewal agreements and compilation of related documents to proceed for signing.
  • Prepare timely rental payments, renewals of deposits in Bank Guarantee form, stamp duty fees and any other payments related to the renewal of the agreement.
  • Update the master property file for each renewal or rent review upon signing of the renewal agreement.
  • Conduct land title searches, check market rental rate, and liaise with property valuers for valuation.
  • Support operation team on any operational matters arising that involve the landlord’s obligations as stated in the agreement.
  • Follow up with the landlord on the payment of outgoings (quit rent, assessment and insurance), request copies of receipts and share with corporate services department.
Job Requirements
  • Diploma or Degree in Real Estate Management or related background.
  • At least 2 to 3 years of working experience in the related field.
  • Preferably someone specializing in Property/Real Estate, Contract Management, Leasing, Tenant Admin or equivalent.
  • Able to read and analyze agreement terms and conditions, familiar with landlord & tenant law.
  • Understanding of National Land Code & land rules in different states in Malaysia.
