Responsibilities
Responsible for managing all cost and contract-related matters directly at the project site. Ensures accurate measurement, cost control, timely verification of claims, and smooth coordination between the site team, subcontractors, suppliers, and the head office.
- Measurement & Verification
- Conduct on-site measurement of completed work.
- Verify daily, weekly, and monthly work progress.
- Prepare and maintain accurate site measurement records.
- Progress Claims & Valuation
- Assist in preparing monthly interim valuations.
- Verify subcontractors’ progress claims and certify quantities.
- Ensure all claims are supported with site records and comply with contract provisions.
- Cost Control & Monitoring
- Track project expenditure and monitor cost against the approved budget.
- Report potential cost overruns, discrepancies, and material wastage.
- Update cost monitoring sheets and assist in budget reviews.
- Variation Orders (VO)
- Identify variations arising from site conditions, instructions, or drawing discrepancies.
- Prepare variation proposals, measurements, and cost estimates.
- Liaise with consultants for confirmation of additional or omitted work.
- Contract Administration
- Maintain site documentation including drawings, RFIs, site memos, and correspondence.
- Ensure work complies with contract requirements and BOQ specifications.
- Assist in managing subcontract agreements and procurement tasks.
- Procurement & Material Management
- Prepare material take-offs (MTO) and quantity checks.
- Request quotations and evaluate supplier/subcontractor pricing.
- Verify material delivery and monitor material usage on site.
- Site Coordination
- Work closely with project managers, site engineers, and subcontractors.
- Attend site coordination meetings and present cost-related updates.
- Resolve quantity and pricing issues between site and HQ contract team.
- Reporting
- Prepare weekly/monthly QS reports on progress, costs, and VO status.
- Update HQ on site issues impacting cost, schedule, or procurement.
- Maintain complete logs of claims, variations, and site documentation.
- Final Accounts
- Assist in preparing final measurements and supporting documents.
- Verify subcontractor final accounts.
- Support the closing of project final accounts.
Qualifications & Requirements
- Diploma/Degree in Quantity Surveying, Construction Management, or related field.
- Minimum 3 years of working experience in QS or contract management.
- Strong knowledge of measurement, bill of quantities (BQ), costing, and contract administration.
- Familiar with tender documentation, progress claims, variation orders, and final accounts.
- Proficient in Microsoft Office and QS-related software (e.g., AutoCAD, CostX—added advantage).
- Good understanding of construction drawings, specifications, and site operations.
- Ability to work independently and meet deadlines with minimal supervision.
- Good communication skills in Chinese, English and Bahasa Malaysia.
- Possess a valid driving license and willing to travel to project sites when required.

- Strong time management and multitasking abilities.
- Good negotiation and problem-solving skills.
- Team player with positive working attitude.
