Job summary

A leading property development firm in Ipoh seeks a skilled Sales & Marketing Manager to oversee the sales team and drive marketing initiatives. Key responsibilities include managing sales operations, conducting market research, and developing effective pricing strategies. The ideal candidate will have a minimum of 4 years in a relevant role, strong interpersonal skills, and the ability to work under pressure. Fluency in English and Bahasa Malaysia is required, while proficiency in Chinese is a plus. Willingness to travel is essential.

Job description

Manage the sales team to achieve company targets.

Oversee sales administration, from SPA documentation to handing over vacant possession.

Conduct market research, develop pricing strategies, and execute marketing plans to enhance company performance and brand presence.

Plan and coordinate sales team activities.

Manage advertising materials and campaigns with media and agencies for current or new properties.

Prepare and manage the sales/marketing budget, reporting progress and challenges.

Provide feedback on market trends, competitor strategies, and new product features.

Liaise with lawyers, authorities, bankers, and valuers on sales and marketing matters.

Build and maintain relationships with colleagues, business contacts, and other relevant parties.

Manage customer relations and expand the customer base to ensure excellent service.

Train sales assistants in digital marketing and relevant software.

Prepare and present sales and marketing reports and forecasts.

Lead the sales team in tasks such as loan applications and submissions to authorities.

Stay updated on regulatory requirements.

Set and track KPIs for the sales team.

Perform other duties as assigned by management.

Job Requirements:

Minimum 4 years of experience in Sales & Marketing in the property development industry, preferably in a managerial role.

Strong interpersonal, communication, presentation, and negotiation skills with leadership qualities.

Ability to organize, plan, meet deadlines, and work under pressure.

Independent, assertive, self-motivated, team player with critical thinking skills.

Knowledgeable about the property market and trends.

Effective liaison with local councils, authorities, government agencies, and consultants.

Proficient in English and Bahasa Malaysia (written and spoken).

Proficiency in Chinese (written and spoken) will be an added advantage.

Willingness to travel to project sites or sales galleries.
