About the Role
A growing operator within the self-storage and property management industry is seeking an experienced Operations Manager to oversee daily operations across multiple sites in Malaysia.
This is a high-visibility, hands-on role responsible for ensuring smooth site operations, strong customer experience, and consistent service standards. The role combines operations leadership, facilities management, and customer-facing oversight, making it ideal for candidates who enjoy being on the ground while managing performance and processes at a regional level.
Key Responsibilities
- Lead and coordinate day-to-day operations across multiple self-storage facilities to ensure service consistency and operational excellence.
- Manage vendors, contractors, and service providers, ensuring timely, cost-effective, and quality outcomes.
- Oversee site conditions including maintenance, security, cleanliness, and safety compliance.
- Ensure adherence to internal SOPs, regulatory requirements, and safety standards.
- Manage the end-to-end customer journey — onboarding, billing, service delivery, and move-outs.
- Supervise on-site teams, ensuring service quality, discipline, and performance standards are maintained.
- Monitor and manage key operational KPIs such as enquiries, conversions, occupancy, pricing, revenue, and operating costs.
- Prepare operational reports, identify improvement opportunities, and support business growth initiatives.
- Act as an escalation point for operational incidents and be on-site when required, including outside standard hours.
Requirements & Experience
- Bachelor’s Degree in Management, Operations, Facilities Management, or related disciplines.
- Must be able to read, speak and write in mandarin
- Minimum 5 years of experience in operations, facilities management, or property management.
- Exposure to self-storage, real estate, logistics, or warehousing is an added advantage.
- Strong leadership skills with excellent organisational and customer service capabilities.
- Solid understanding of property maintenance, vendor management, fire safety, and regulatory compliance.
- Proficient in MS Office and operational reporting tools.
- Strong communication skills in English and Bahasa Malaysia.
- Additional languages (Mandarin, Japanese, Korean) are advantageous but not mandatory.
Working Conditions & Benefits
- Working Hours:
- Monday–Friday: 9.00am–6.00pm
- Saturday: 9.00am–1.00pm
- Mobility Required: Multi-site coverage; on-site presence required during escalations.
