Job summary

A leading construction firm in Malaysia is seeking an experienced Project Manager to lead and manage full project lifecycles. Candidates should have over 12 years of experience in property development or construction, with at least 5 years in a senior managerial role. Job description

Lead and manage the full project lifecycle from feasibility, design, approval, procurement, construction, handover, and defect liability period.

Develop project execution strategies, master schedules, and budgets including defining project scope, goals, deliverables, resources, timelines and detailed project cost estimation for project budget authorization.

Ensure all drawings and documentations adhere to specification, advising on necessary changes or improvements as required.

Ensure progress of works is on schedule, works are completed to required quality and performance standards and delivered on time, within budget, and to approved specifications.

Coordinate and monitor CCC, handover processes and manage post-completion defect resolution.

Lead and motivate project teams to achieve high performance and deliver optimal results.

Provide guidance, performance evaluation, and capacity building for the project team.

Lead the site project team, provide guidance, mentoring, and performance feedback to ensure team efficiency and morale.

Contract & Cost Control

Oversee tendering, contractor appointment, and contract administration.

Negotiate contracts with clients, vendors, and subcontractors. Ensure that contracts are fair, transparent, and legally binding.

Ensure all requirements as expressed in the tender documents and contracts are properly implemented, budgets are protected, prompt solutions to technical problems are provided.

Control project budgets, schedules, variations, claims, final accounts and risk management

Work closely with QS and finance teams to manage cash flow and cost reporting.

Quality, Safety & Compliance

Ensure that all aspects of construction operations comply with industry standards and legal requirements, authority approvals, and building regulations

Enforce quality assurance, safety standards, and environmental requirements.

Identify project risks and implement mitigation measures.

Stakeholder & Management Reporting

Liaise with local councils and government agencies, and strengthen relationships to secure authority inspections and approvals and to ensure compliance with specifications and standards.

Coordinate with Sales & Marketing, Legal, and consultant teams to prepare SPA drawings and specifications, and ensure marketing materials align with approved designs and comply with statutory requirements.

Collaborates with inter-department teams, including Contract, Project and Legal to streamline project-related processes.

Prepare project progress updates, proactively identify potential risks and challenges with recommendations, and weekly progress report to Management / Board.

Support management in strategic planning, land development, and feasibility studies.

Job Requirements (JR)
  • Bachelor’s Degree in Engineering, Architecture, Construction Management, Quantity Surveying, or related fields.
  • Minimum 12–15 years of experience in property development and/or construction.
  • At least 5 years in a senior managerial role leading multiple large-scale projects.
  • Professional registration (BEM, PAM, RISM, or equivalent) is an advantage.
  • Proven experience managing township and/or mixed-use developments.
  • Strong knowledge of construction contracts, project controls, and local authority processes.
  • Excellent leadership, negotiation, and decision-making skills.
  • Results-driven with strong problem-solving and decision-making abilities and resilient under pressure.
  • Ability to manage multiple stakeholders and complex projects simultaneously.
