Executive / Senior Executive, Business Development and Strategy

The Executive/ Senior Executive will support the company’s growth through research, analysis, and execution of strategic initiatives. This includes assisting in feasibility studies, market assessments, and financial evaluations for land and development opportunities and business expansion.

It includes preparing reports, presentations, and documentation, while coordinating with internal departments and external stakeholders—such as local authorities, consultants, landowners, agents, and valuers—to ensure smooth decision-making and project planning processes.

The role will support in preliminary risk assessments, particularly for landbanking opportunities, evolving market trends, business trends, and strategic positioning within the real estate landscape. These assessments will help ensure strategic proposals are grounded in real estate market realities.

In addition, the Executive / Senior Executive will be responsible for developing and maintaining a centralised market intelligence database. This includes compiling and updating key data on landbanking activities, competitor developments, authority updates, product benchmarking, and industry trends—supporting the department with timely and data-driven insights.

This position plays a key role in ensuring that early-stage proposals and business plans are carefully evaluated from both strategic and risk-aware perspectives. By doing so, it supports informed decision-making that aligns with Glomac Berhad’s growth and risk management objectives.

You Will:
  • Identify viable land & development opportunities – by analyzing strategic landbanks and JV proposals through title reviews, planning controls, market comparable, and preliminary development yields.
  • Identify business opportunity beyond above – by covering partnerships, strategies or initiatives to enhance revenue from core business.
  • Support full feasibility study process – by preparing GDV/NDV projections, development budgets, cost estimates, and cash flow models to assess project viability and guide acquisition decisions.
  • Decode the market pulse – by gathering and interpreting data from land records, planning documents, and online platforms to turn them into meaningful development comparisons and investment insights.
  • Benchmark costs and value – by referencing current construction, infrastructure, and compliance cost trends while aligning with zoning parameters, plot ratios, and layout efficiency for maximum yield and ROI.
  • Strengthen our competitive edge – by tracking real estate trends, zoning changes, and government policy updates, while benchmarking product positioning and competitor launches in the property market.
  • Coordinate with internal teams – by gathering inputs from Planning, Contracts, Projects, and Sales departments to enrich feasibility studies and internal investment papers.
  • Build connections that matter – by engaging with landowners, brokers, consultants, and authorities to stay ahead of market shifts, gather ground intelligence, and unlock new leads or partnerships.
  • Support investment reporting – by preparing clear slide decks, reports, and proposal documents that convey development rationale, financial insights, and strategic direction to management.
  • Manage structure and pace – by navigating multiple deadlines efficiently using computer software tools, property portals, and other platforms and systems.
  • Stay curious and proactive – by constantly refining internal databases, improving feasibility templates, tracking market updates, and contributing ideas to strengthen Glomac’s land pipeline and growth agenda.
You’ll Bring:
  • A degree in Real Estate (preferred), or in Business, Quantity Surveying Civil Engineering, Urban Planning, or a related discipline — with relevant exposure to property development, land & business strategy.
  • 3–5 years of experience in business development, feasibility analysis, land and development, or project planning within the real estate industry.
  • Solid costing and financial literacy — you're confident with development budgets, GDV/NDV projections, cash flow analysis, and turning numbers into actionable strategy.
  • Strong understanding of the development lifecycle, including planning regulations, compliance requirements, and real estate market fundamentals.
  • Comfortable navigating land records, planning documents, and property market platforms — and transforming data into clear insights and strategic comparisons.
  • Proficient in Microsoft 365 tools and familiar with platforms like EdgeProp, Brickz.my, JPPH, and related industry portals.
  • A sharp eye for opportunity, a proactive mindset, and the agility to handle multiple priorities with minimal supervision.
  • Strong communication and presentation skills — able to support internal proposals, board papers, and cross-functional discussions with clarity and confidence.
REQUIREMENTS:
  1. Experience:
    • At least 3 to 5 years of experience in business development and strategy, land acquisition, property development, feasibility study or related fields.
    • Familiar and possess knowledge with relevant coursework, practices or personal interest in real estate, property, property development and urban development are encouraged to apply.
  2. Technical/Professional Knowledge:
    • Knowledge about real estate development lifecycle, land acquisition processes, land development, zoning, and planning frameworks.
    • Familiarity with market study methods, development feasibility principles, simple project viability assessments, exposure to development financial components and property product benchmarking.
    • Able to assist in preparing basic cost estimates, GDV, NDV, Profit projections, and supporting financial summaries for internal review.
  3. Analytical & Research Skills:
    • Able to gather and interpret data from various sources – including land records, market listings, planning documents, and government publications.
    • Comfortable producing summaries, comparisons, and simple charts to support development and investment decisions.
  4. Software & Tools Proficiency:
    • Microsoft 365 Product Family (Excel, PowerPoint, Word, Outlook, Teams & other related)
    • Mapping (Google Maps, Google Earth/ Pro, Google My Maps & other relevant)
    • Comfortable using property portals (EdgeProp, PropertyGuru, iProperty, Brickz.my, etc.), authority websites, and online tools for market research & outlook.
    • Advantageous: Familiarity with Canva or Adobe Photoshop/ design tools for presentation polish (non-essential but helpful).
  5. Communication & Interpersonal Skills:
    • Good communication skills in both Bahasa Malaysia and English.
    • Able to present ideas and findings clearly in reports or discussions.
    • Shows critical thinking — able to find ways to gather information, suggest ideas, or help solve issues.
    • Comfortable working with team members and external parties when needed.
  6. Organisation & Initiative Skills:
    • Able to handle multiple tasks and follow-up with minimal supervision.
    • Shows initiative in tracking land leads, market updates, and planning info.
    • Willing to explore new sources or tools to help with research and analysis.
    • Keeps research and data well organised for team use.
