Role Description
This is an on-site, full-time role based in Sungai Petani for a Centre Manager. The Centre Manager will oversee daily operations and ensure the efficient management of the shopping mall. Responsibilities include managing tenant relations, supervising operational activities, implementing marketing strategies, monitoring financial performance, and ensuring customer satisfaction. The role also involves leading a multidisciplinary team, ensuring compliance with safety and quality standards, and contributing to the overall business success of the shopping center.
Job Specification
- To reconcile all monies received and due.
- To administer risk management – to ensure all insurance procedures are adhered, including the collection of tenant’s public liability insurance certificates.
- To prepare and submit by the due date, all centre reports (management and operations)
- To ensure all accounting procedures are implemented and followed.
- To maintain all centre files in an efficient and effective manner.
- To report any developments within the local area which may affect the centre performance.
- To hire, train, supervise and terminate management staff.
- To assist with litigation.
- To administer tenancies.
- To maintain effective controls on debtors to ensure rents and other charges are received by due date.
- To ensure maximum return from casual leasing of common areas.
- To prepare and submit annual budgets for the centre’s operation.
- To maintain control checks on budgeted income and expenditure and take appropriate action to rectify deviations.
- To approve payment of accounts within the limits of authority.
- To purchase goods and services for the day to day running of the centre.
- To maintain and monitor adequate controls to ensure expenses remain at a satisfactory level.
- To maintain the highest standards of repair maintenance and cleanliness for the centre, car park and landscape.
- To maintain an up‑to‑dated asset register of all plant, furniture and equipment.
- To ensure proper control over all appointed contractors.
- To ensure routine, preventive maintenance programmes are effectively planned and implemented.
- To ensure adequate internal and external security. Evaluate and establish a programme for security of the centre.
- To coordinate and supervise tenancy fit outs.
- To develop and implement emergency procedures.
- To monitor FC operations, including tenants mix/product and sales.
- To develop a programme to retain tenants.
- To establish lines of communication with tenants.
- To review and take appropriate action on complaints from tenants, shoppers, local authorities and the community.
- To respond to tenants’ needs.
- To maintain effective liaison with community groups, local authorities and tenants.
- To ensure that procedures in regard to leasing, assignments, rent reviews, options and terminations are implemented and actioned.
- To control and enforce the provisions of the Tenancy Agreement.
- To report on and recommend action regarding defaulting retailers.
- To develop and implement a programme, to identify, contact, and follow up with prospective tenants.
- To determine market rental rates and concessions.
- To take all steps to ensure the centre is fully leased at all times.
- To maintain a list of prospective tenants.
- To ensure effective, long term planning of centre promotions.
- To prepare in conjunction with the HOD, annual budgets for the centre L&M expenditure.
- To monitor the effectiveness of all centre leasing and marketing plans.
- To ensure all leasing and marketing administration requirements are completed.
- To develop community relations programme.
Qualifications
- Experience in Operations Management, Facility Management, and maintaining high operational standards in shopping centers or commercial properties
- Proficiency in Budget Management, Financial Analysis, and understanding of financial performance metrics
- Strong Communication and Leadership skills to effectively manage teams and collaborate with tenants, vendors, and stakeholders
- Knowledge of Marketing, Retail Management, and customer engagement strategies
- Problem‑Solving abilities and attention to detail for handling operational challenges
- Bachelor's degree in Business Administration, Property Management, or a related field (preferred)
- Previous experience in hospitality, retail, or shopping mall management is an advantage
