As the Real Estate Manager-APAC you will focused on optimising the APAC portfolio (currently 12 Freeholds & 21 Leaseholds reflecting 25%-27% of JM’s Global Portfolio, predominantly a mixture of Manufacturing and Office uses together with third-party Warehouse occupations) to meet the current and future needs of Johnson Matthey in the most cost-effective manner. This role will actively coordinate 3rd party suppliers managing and advising on the acquisition of offices and land for company growth, disposal/relocation projects, as well as multiple Landlord and Tenant legal matters, across the Asia Pacific Region (multiple property locations and countries around the APAC region.

Your goal / purpose will be to develop real estate solutions in response to future occupational requirements, effectively managing JM’s real estate assets in collaboration with stakeholders from across all JM Business Units. Utilising the professional estate management services of outsourced suppliers, minimising the annual occupation cost to Johnson Matthey.

Your responsibilities
  • Work with colleagues across the JM business functions to contribute towards the development of a real estate schedule to help manage and optimise the JM property footprint.
  • Ensure that the delivery of all APAC Real Estate operations are consistent and transparent to effectively leverage both internal and external resources to maximise delivery efficiencies and effectiveness.
  • Support the preparation of real estate metrics and respective KPI’s to provide oversight to the periodic performance of the portfolio.
  • Support the development of and gain approval for property and occupational strategies across the EMEA, to help exploit critical lease events, maintaining the flexibility to respond to changing business needs.
  • As part of a Global programme, accountable for the office consolidation or re-gearing opportunities to minimise the annual operating cost of the EMEA portfolio.
  • Manage teams of external real estate consultants, helping to integrate their capabilities into the JM businesses to achieve effective local collaboration.
Requirements for the role
  • A qualified Chartered Surveyor (RICS) with a minimum 5 years experience.
  • Previous experience in a CRE/Client-side role, preferable but not essential.
  • Previous experience working in the Asia Pacific region, essential.
  • Understanding of Workplace, preferable but not essential
  • An understanding of Corporate Real Estate activities with strong analytical abilities.
  • Experience managing a diverse range of property types, preferable but not essential
