Overview
Reporting to the Project Director, the Quantity Surveyor will manage all commercial, contractual, and cost-related aspects of large-scale mission-critical facility projects, ensuring strict cost control, accurate valuation, and compliance with high technical, quality, and time-critical requirements of a mission-critical facility.
Responsibilities
- Prepare detailed cost estimates, pricing schedules, legal forms and tender documents for timely submission
- Analyze drawings, specifications, and contractor’s requirements including MEP, IT, and specialist systems
- Evaluate tenders and negotiate with specialist subcontractors (MEP, HVAC, electrical, UPS, generators, BMS, fire suppression)
- Participate in value engineering while maintaining performance, redundancy, and uptime requirements
- Post-Contract & Cost Control
- Manage project budgets, cost plans, and cash flow for large, complex building work
- Prepare and submit interim valuations, payment applications, and final accounts
- Track variations and handle progress claims and cost reporting
- Monitor and control costs related to civil, structural, architectural, and high-value MEP systems
- Measure and verify work progress and subcontractor claims
- Prepare monthly cost reports, forecasts, and earned value analysis
- Contract & Commercial Management
- Manage the valuation of work done, change orders, handle claims and scope changes
- Assess and track variations related to time, disruption, acceleration and scope changes
- Maintain accurate records and documentation of all project-related costs and financial transactions
- Support dispute resolution and commercial negotiations with clients and subcontractors
- Ensure compliance with contractual, statutory, and client-specific requirements
- Provide accurate commercial reports to senior management and clients
Qualifications & Experience
- Bachelor’s degree in Quantity Surveying, Civil Engineering, or related discipline
- 5+ years experience in general contracting, with proven mission-critical facilityexperience
- Strong understanding of HVAC and Building Management Systems
- Sound knowledge of construction industry practices, regulations and standards including applicable guidelines for green buildings
- Proficiency in cost estimation and cost management techniques
- Excellent negotiation, communication, and stakeholder management skills
- Proficiency in relevant software and tools for quantity surveying and Excel
- High attention to detail and commercial awareness
- Advanced cost management and financial reporting skills
- Strong understanding of data centre systems and construction sequencing
- Proficiency in Excel and relevant software and tools for quantity surveying
- Excellent negotiation, communication, and stakeholder management skills
- Ability to work under pressure in time-critical environments
- High attention to detail and commercial awareness
- Strong planning, organizational and supervision skills
