Job summary

A property management firm in Selangor is seeking a skilled individual to manage building management services and ensure compliance with the Strata Management Act 2013. Responsibilities include coordinating key meetings, preparing budgets, and addressing owner/tenant complaints. The ideal candidate has a Diploma or Degree in Building Surveying or Facilities Management, at least 3 years of experience, and is proficient in English and Bahasa Malaysia. Job description
Core Responsibilities
  • Administrative & Legal Compliance: • Assist in managing all building management services, processes, and systems. • Have in-depth knowledge of the Strata Management Act 2013 (Act 757). • Act as the primary liaison with external authorities (ST, JKKP, COB, TNB, MBPJ) and professionals (Consultants, Auditors, Insurers) for permits, licenses, and compliance.
  • Meetings & Governance: • Coordinate all key meetings (Monthly Council, AGM, EGM). • Prepare official Minutes of Meetings, a critical legal and administrative record. • Preparation of the Annual Budget—a core duty affecting all building operations and charges. • Ensure healthy collection of monthly charges (maintenance fees, sinking fund). • Monitor collections and strategize with the Committee on actions against defaulters.
  • Operations & Maintenance: • Attend to owner/tenant complaints. • Coordinate rectification and repair works.
Candidate Requirements
  • Essential Qualifications & Experience: • Education: Diploma/Degree in Building Surveying, Facilities Management, or equivalent. • Experience: Minimum 3 years in a related field (strata/property/facilities management).
  • Key Skills & Attributes: • Language: Proficient in English and Bahasa Malaysia (written and spoken). • Soft Skills: Excellent personality and PR skills for dealing with diverse stakeholders (committees, residents, authorities). • Work Ethic: Self‑motivated, proactive, able to work independently and as part of a team. • Practical: Must possess own transport for site visits, meetings with authorities, etc.
