Job Summary:
The Property Management Acquisition & Sales is responsible for expanding Betterplace’s property management portfolio by acquiring new property owners, generating sales leads, and guiding clients through onboarding and sales processes. This role identifies potential owners and investors, builds strong client relationships, explains management and property offerings, and coordinates documentation and onboarding.
This service requires excellent communication, negotiation skills, and the ability to manage multiple new property launches while collaborating closely with internal teams including Operations, Launching, Customer Support, Marketing, Legal, and Revenue.
Key Responsibilities
Lead Generation & Prospecting
- Identify and generate leads through online platforms, networking, referrals, and marketing campaigns.
- Conduct market research to target potential owners, buyers, and investors.
- Maintain a database of prospects for property management and property sales.
Owner & Client Communication
- Establish first contact with unit owners in newly acquired complexes.
- Introduce property listings, management services, and investment opportunities.
- Provide clear, professional explanations of Full Management and Online Exclusive offerings.
- Handle questions related to income distribution, terms, legal requirements, operational processes, and expectations.
Relationship Building
- Build and maintain strong relationships with property owners and potential buyers.
- Understand client needs and match them with appropriate services or property opportunities.
- Maintain rapport to support long-term partnerships and trust.
Contract Coordination & Documentation
- Explain all clauses in Property Management Agreements.
- Coordinate and collect all required ownership and legal documents.
- Prepare and facilitate the signing of management agreements and sales-related documents.
- Ensure all documents are accurate, complete, and aligned with internal standards.
Sales Support, Negotiation & Closing
- Guide clients through the end-to-end sales or onboarding process.
- Arrange property inspections and presentations.
- Negotiate terms and ensure smooth deal closure.
- Prepare necessary paperwork and coordinate with legal and revenue teams for compliance.
Data Entry & Internal Handover
- Input owner and property data into Lark (Owners, Units, PM Sales Log).
- Prepare detailed onboarding packages for the operational team, including owner contacts, unit documentation, special instructions, and acquisition commitments.
- Ensure seamless transition from PM Sales to Launching and Customer Support teams.
Cross-Department Collaboration
- Work closely with Operations, Launching, Customer Support, Marketing, Legal, and Revenue teams.
- Follow internal SOPs and provide progress reports to the Head of PM Sales.
- Align with PM Sales Agents to streamline communication and workflow.
Quality Control & Follow-Up
- Ensure all onboarding steps are fully completed before a unit goes live.
- Follow up with owners and clients consistently to move them through the sales funnel.
- Resolve concerns and escalate complex issues when needed.
Reporting & Performance Tracking
- Maintain accurate CRM records for leads, clients, and sales progress.
- Prepare performance and acquisition reports.
- Provide insights to improve acquisition and sales strategies.
- Achieve set targets for lead conversion and property acquisition.
