A leading facilities management company in Selangor, Malaysia is seeking an experienced Facilities Management Manager to lead the Building Services team. Key responsibilities include overseeing mechanical systems such as ACMV, plumbing, and lifts, while ensuring compliance with safety regulations. The ideal candidate will have extensive hands-on experience, strong leadership skills, and the ability to manage service contractors effectively. This position is critical for maintaining high operational standards and addressing tenant needs promptly.
To lead the Building Services team (Candidates must possess several years of hands‑on experience in shopping mall)
Oversee all ACMV, Pumps, Plumbing, and Gas, Lifts and Escalators/Travellators system and equipment within the assigned site to ensure that they are all in good and proper working order.
To lead a technical team and hands‑on in trouble‑shooting mechanical system and provide recommendation and solution.
To process tenants' internal utilities meter application and energize of utilities supply with proper procedures and records.
Supervise M&E Service contractors and certify service chits with remarks on their performance where appropriate.
Daily check and inspect ACMV, Pumps, Plumbing, Lifts and Escalator/Travellators system for irregularities and replace/repair where necessary.
Daily attend to all Mechanical services complaints received from Tenants / Management.
Whenever necessary, call in Service Contractors to attend to any problems relating to M & E services.
Ensure all stock for replacement are sufficient, in proper control and recorded.
Report immediately to Management on any irregularities of mechanical services, with recommendation for remedial works and recommend competent and reasonable contractors for Management considerations.
To monitor all mechanical service contractors and recommend to Management whether to extend or terminate upon expiry based on their performance.
Liaise closely with the Chargeman and other Section Head/staff between Building Services department and other site maintenance staff for smooth functioning of Building Services Department.
Attend all M&E Emergencies when called upon.
Monitor all licensed, statutory requirement, tests, etc, ensure fully compliance with regards to all M&E services.
Monitor and keep proper report on monthly utilities consumption and report to Management on any major fluctuation together with probable causes and remedy.
Carry out Maintenance objectives and policies as laid down by Management from time to time.
Formulate, review and improve on standard operating policies and procedures.
Assist Management on all other job functions as and when called upon from time to time.
Coordination with all department for any technical issue when required.
Preparation for yearly maintenance budget and to meet the company expectation.
