We are seeking an experienced Senior Project Manager to oversee the planning, execution, and completion of a high-rise building project. The ideal candidate will have a proven track record in managing large-scale construction projects, excellent leadership skills, and a deep understanding of the construction industry.

Basic Job Responsibilities

1. Conducting project feasibility analysis, reviewing plans and submitting report to GM -Projects.
2. Active participation in the design and approval phase along with the Consultant, Project Engineer and GM -Projects.
3. Reviewing and updating project cost analysis through the design phase and reporting to GM -Projects.
4. Recommending new and cost-effective methods of construction for the Project during the design and construction phases.
5. Reviewing Bills of Quantities and submitting report to GM -Projects highlighting areas of opportunities & correction.
6. Participating in the tendering process and reviewing bids from contractors/Sub-Contractors along with the GM -Projects.
7. Recommending best value management techniques and upon approval ensuring they are incorporated within the construction contracts.
8. Maintaining project schedule by monitoring project progress; coordinating activities; resolving problems/disputes in consultation with GM -Projects.
9. Ensuring project delivery as per the agreed baseline program.
10. Submitting daily report to GM -Projects for site work progress.
11. Monitoring, evaluating and managing the contractors, sub-contractors, consultants and other vendors at the site and ensuring implementation of best practices.
12. Promptly reporting any default, accident and failure to the GM -Projects and immediately implementing corrective measure in consultation with him.
13. Ensuring all site works happen as per the guidelines provided by the respective Master Developer and their respective approving authorities.
14. Ensuring the construction works are carried out as per the construction contract awarded by the company.
15. Evaluating all variation requests and submitting the review report to GM -Projects.
16. Negotiating variation cost in consultation with GM -Projects.
17. Ensuring all project-related approvals are timely in place, updating records and reporting to GM -Projects regarding the same.
18. Attending all Site Review Meetings with GM -Projects; documenting all review meetings; following up on matters discussed and ensuring timely delivery.
19. Ensuring all site office expenses are recorded properly, maintained and furnished as per the company policy.
20. Reviewing all site payment requests in consultation with Project Engineer and submitting it to GM -Projects for final approval.
21. Responsible for monitoring all contractors, sub-contractors and consultant performance at the site.
22. Reviewing the construction with Project Engineer and ensuring the construction is achieved as per the client-approved design, drawings and specifications.
23. Ensuring all shop drawings are prepared, approved and filed as per the company guidelines.
24. Any other assignment in line with your Portfolio.

Qualifications:

1. Bachelor's degree in Construction Management, Civil Engineering, or a related field.
2. PMP (Project Management Professional) certification is preferred.

Experience:

1. Minimum of 12+ years of experience in construction project management, with a focus on high-rise buildings.
2. Proven track record of successfully completing high-rise construction projects on time and within budget.

Skills:

1. Strong leadership and team management skills.
2. Excellent communication and interpersonal skills.
3. Proficient in project management software (e.g., MS Project, Primavera).
4. Strong analytical and problem-solving abilities.
5. Knowledge of construction methods, materials, and regulations.
