JOB SUMMARY:
A fast-growing private property developer in Dubai, is seeking an experienced Finance Manager with at least 10 years of experience in finance and accounting, including 5 years in a leadership role within real estate or property development.

The ideal candidate will have a strong track record managing large-scale capital investments, complex cash flow cycles, and advanced financial structures. This role provides strategic financial leadership, ensuring robust compliance with UAE real estate regulations (DLD, RERA), and contributes directly to the company’s growth and investment decisions.

Experience in feasibility studies, joint ventures, land acquisition, and project structuring is essential. This is a senior leadership role that demands both strategic acumen and operational rigor. This role reports directly to the CEO and will manage a team of finance professionals.

KEY RESPONSIBILITIES:

• Oversee all aspects of financial operations, including accounting, project finance, treasury, taxation, and compliance.
• Develop and maintain robust financial strategies, project feasibilities report to manage and optimize large capital investments and cash flows.
• Ensure strict compliance with IFRS, IAS, UAE VAT, corporate tax laws, DLD, RERA, and other applicable real estate regulations.
• Lead financial due diligence and structuring of joint ventures, development partnerships, and land acquisition deals.
• Partner with legal and commercial teams to assess and execute strategic investment opportunities.
• Manage relationships with banks and financial institutions to secure funding and manage debt structures.
• Monitor and report on financial performance, analyze variances, and provide insights for data-driven decisions.
• Drive cost optimization and implement financial control systems that align with growth objectives.
• Supervise internal and external audits, ensuring transparency and compliance.
• Oversee treasury and liquidity planning for multi-phase property developments.
• Provide financial leadership on all investment appraisals and feasibility studies.
• Lead, mentor, and grow the finance team to ensure operational excellence.
• Stay up to date with evolving regulations and market trends affecting real estate finance in the UAE.

JOB REQUIREMENTS:

Qualification: Qualified CA or ACCA (or equivalent); part-qualified candidates with exceptional experience may be considered.

Experience:

• Minimum 10 years of progressive experience, having 5 years in a senior leadership role in navigating the full-cycle of property development projects in Dubai.
• Proven experience in managing DLD and RERA compliance, JV structuring, and land acquisition processes.
• Direct exposure to managing high-value real estate investments and complex cash flow cycles

Skills & Expertise:

• Proven experience in navigating the full cycle of property development projects in Dubai.
• Proficient in financial modeling, budgeting, forecasting and investment analysis.
• Skilled in ERP and accounting software (e.g., SAP, QuickBooks, MS-Dynamics, Oracle).
• Deep understanding of UAE regulatory frameworks for real estate finance.
• Strategic thinker with excellent problem-solving and decision-making skills.
• Effective communicator with the ability to influence senior stakeholders.
• Strong leadership capabilities and team-building experience.
• Ability to perform under pressure in a fast-paced, capital-intensive environment.
