About the job Accountant - Property
Our client is seeking a detail-oriented and experienced Property Accountant to manage the financial operations of our property portfolio. The ideal candidate will be responsible for maintaining accurate financial records, preparing reports, handling tenant accounts, and ensuring compliance with property accounting standards and company policies.
Key Responsibilities
- Maintain accurate financial records for a portfolio of properties using bookkeeping software and spreadsheets.
- Maintain supporting documentation for all transactions as ready reference and for audit purposes.
- Maintain and update records of subsidiaries and their financial activities.
- Check financial reports and accounting records for accuracy and completeness.
- Identify, prevent, and correct errors in transaction postings, account balances, and reconciliations.
- Reconcile all general ledger and property-related accounts on a periodic basis.
- Prepare monthly, quarterly, half-yearly, and annual financial statements.
- Calculate applicable taxes, pay creditors, collect outstanding debts, and analyze financial performance.
- Produce detailed accounting reports, including income and expenditure statements for each property.
- Prepare monthly management packs including income statements, balance sheets, and variance analysis.
- Prepare cost reports for projects.
- Prepare monthly disbursement accounts and supporting documents for joint ventures.
- Monthly reconciliations of accounts for companies externally managed.
- Draft year-end trial balances and balance sheets for audit and reporting purposes.
- Process sales invoices, receipts, tenant returns, and adjustments.
- Maintain historical accounting records and ensure secure financial data storage.
- Calculate and process monthly property-related accruals, depreciation, and closing adjustments.
- Assist in compiling budgets and forecasts for property income and expenditure.
- Provide commentary on monthly variances against budget and prior periods.
- Maintain monthly profit and loss statements for each property.
- Monitor and reconcile bank statements and oversee property-level cash flows.
- Liaise with external auditors and prepare audit documentation for year-end reviews.
- Ensure full compliance with internal financial policies and external tax and regulatory requirements.
Qualifications and Personal Attributes:- Bachelors Degree in Accounting, Finance, or related field.
- Completed SAIPA/SAICA articles or working towards a professional designation preferred.
- 3+ years of accounting experience, preferably in a property or real estate environment.
- Strong knowledge of property accounting practices.
- Proficient in accounting systems (e.g. MDA, MRI, ACCPAC or similar).
- Proficient in financial statement drafting systems (e.g. Caseware).
- Advanced Excel skills and strong attention to detail.
