About the role
As the Director of Real Estate, you will lead The Great Room’s expansion across Asia-Pacific. You will be responsible for driving the end-to-end real estate strategy - from market mapping and sourcing, to deal structuring, negotiations, and execution of new locations. This role is highly visible and entrepreneurial, and it requires a deep understanding of the commercial real estate landscape, particularly in premium office, flexible workspace, or hospitality sectors.
You will work closely with the C-suite, Design & Construction, and Finance teams to ensure each site aligns with our brand, financial performance goals, and long-term portfolio strategy.
The Director of Real Estate, will report to the Chief Executive Officer.
What you’ll do
Strategic Market Development & Expansion
● Own and execute TGR’s real estate growth strategy across APAC, identifying high-value cities and building a qualified, sustainable pipeline of landlords and development partners
● Define, design, and lead market entry strategies aligned with TGR’s brand, financial goals, and long-term portfolio direction
● Research and conduct feasibility studies on target cities through business intelligence and competitor analysis to support investment decisions
● Lead the end-to-end deal lifecycle, from initial sourcing and underwriting to financial modeling, due diligence, internal approvals, legal negotiation, and deal closing
● Negotiate term sheets, master leases, management agreements, and revenue-sharing models that drive commercial value while maintaining brand integrity
● Prepare and present investment memos and deal recommendations to the Investment Committee, backed by a clear investment thesis and robust financial analysis
● Plan and execute regional expansions, including budgeting, go-to-market strategies, and success metrics to ensure financial performance and operational scalability
● Develop market- and city-level performance benchmarks and evaluate ongoing returns on investment, adjusting strategies accordingly
Partnerships & Portfolio Growth
● Cultivate and manage long-term, strategic relationships with landlords, developers, capital partners, and operators to unlock new development opportunities
● Proactively explore portfolio optimization, lease renewals, and expansion within existing assets to maximize performance
● Represent TGR in external engagements, negotiations, and industry forums, acting as a brand ambassador and trusted market expert
● Drive continuous improvement of real estate processes, systems, tools, and reporting frameworks to support scalable and efficient growth
Cross-functional Collaboration & Service Integration
● Work closely with internal teams - including Design, Construction, Finance, Legal, Operations, and Marketing - to ensure new sites are not only commercially successful but also operationally and experientially aligned with TGR’s standards
● Champion compliance with local regulatory frameworks across multiple jurisdictions and ensure all deal structures adhere to TGR’s risk and governance guidelines
● Prepare business projections, development budgets, and partnership materials that reflect strong commercial viability and brand alignment
● Contribute to post-deal onboarding, tracking and supporting successful handover from development to operations and ongoing performance management
Who you are
Requirements
● Hold a degree or master's degree in finance, economics, or real estate or an equivalent qualification
● 8–12 years of relevant experience in commercial real estate, preferably with exposure to flexible workspace, hospitality, or mixed-use developments
● A strong track record of sourcing and closing real estate transactions across multiple cities or countries (including minority shareholding and leasing)
● Deep experience in lease negotiations, financial modeling, and investment analysis
● Have an established relationship network with key business contacts in APAC
● Proven leadership in managing internal and external stakeholders across complex, multi-market projects
● High business acumen and sound judgment, with the ability to balance brand, financial, and operational priorities
● Excellent communication, negotiation, and presentation skills
● Self-motivated, solutions-oriented, and comfortable working in an entrepreneurial environment
● Willingness to travel regionally as needed
● Proficient in Microsoft Word, Excel, and PowerPoint
