Position Overview

The Senior Analyst, International Capital – Australia and New Zealand is responsible for supporting JLL's capital markets business across Australia and New Zealand, providing analytical and execution support for cross border transactions. This role combines real estate financial analysis and market research with client relationship management to facilitate cross-border capital flows into Australia and New Zealand across all sectors in the Commercial Real Estate Market.

Key Responsibilities
Transaction Analysis & Execution
  • Support offshore capital with financial analysis, research and underwriting for potential acquisitions in Australia and New Zealand
  • Distribute marketing materials (Information Memorandums, Underwrite Packs, Financial Packs, Debt Terms etc.) to offshore capital while monitoring feedback, executing NDAs, updating enquiry schedules and following up responses to Q&A
  • Assist in facilitating offshore capital divestment considerations, including pitch presentations, JLL track record and Brokers Opinion of Value
  • Work closely with offshore capital to facilitate introductions to Managers and General Partners (GPs) to establish joint ventures, funds, clubs and syndicates
  • Provide underwriting support to offshore capital including comprehensive investment presentations, financial models, and market analysis to support client decision-making
  • Assist in the coordination of due diligence processes and manage transaction timelines from initial mandate through closing
Client Relationship Management
  • Build and maintain relationships with offshore investors globally with a mandate for Australia and New Zealand from private capital through to institutional investors
  • Prepare client presentations, market research updates, and investment strategy recommendations tailored to specific investor requirements and risk profiles
  • Provide intel to JLL Capital Market Teams from offshore investors for Australia and New Zealand as well as any mandates Globally and within Asia Pacific
  • Update investor data base with key mandates with live market intelligence
  • Develop relationships and understanding of domestic Australian and New Zealand managers and owners to understand their investment mandates and strategies
Market Research & Intelligence
  • Work closely with JLL Capital Markets Research to develop detailed market presentations and analysis across Australia and New Zealand as well as Global and Regional research and intel for commercial real estate sectors including office, retail, industrial, living and alternative asset classes.
  • Monitor capital flows, yield movements, and regulatory changes affecting international investment activity
  • Prepare regular market reports and investment insights for internal and client distribution. Work closely with JLL’s platform including leasing, valuations, PDS and property management to provide insights for offshore investors
  • Support the Asia Pacific Capital Markets team with required research and transaction analysis and intel
Financial Modelling & Valuation

Ability to create and interpret financial models for single asset and portfolio real estate investments including DCF analysis, sensitivity testing, and scenario planning.

  • Perform and understand property valuations and investment return analysis using industry-standard methodologies with the ability to correlate to investor mandates and strategies
  • Support pricing recommendations and investment committee presentations
Cross-Border Advisory
  • Coordinate with JLL's global capital markets platform to provide distribution channels for Australia and New Zealand opportunities and provide market research to assist with offshore investor mandates
  • Provide JLL’s global capital markets platform with updates on live mandates for Australia and New Zealand and intel on cross border capital trends
Required Qualifications
  • Bachelor’s degree in Finance, Real Estate, Economics, or related field
  • 3-5 years of experience in commercial real estate, investment banking, or institutional investing
  • International capital markets or cross-border transaction experience preferred
  • Advanced Excel and financial modelling proficiency
  • Strong understanding of commercial real estate valuation and capital markets
  • Excellent communication and presentation skills
  • Strong project management and multitasking abilities
  • Analytical and problem-solving capabilities
  • Good initiative and ability to act quickly

General knowledge of Australia and New Zealand locations and key markets

Preferred Qualifications
  • Experience with commercial real estate investors
  • Knowledge of Australian and New Zealand real estate regulations and foreign investment frameworks
  • This role provides exposure to high-profile international transactions with opportunities for career advancement within JLL's global capital markets platform
  • Real Estate Salesperson (RES) License preferred.
