Job description

The General Manager – Engineering (Building Management) is responsible for end-to-end engineering operations of real estate assets, ensuring efficient, safe, compliant, and cost-effective functioning of all building services. The role focuses on maximizing asset life, optimizing operating costs, ensuring tenant satisfaction, and supporting the long-term value of real estate properties.

Responsibilities :

A. Building Engineering Operations

Oversee day-to-day operation and maintenance of all real estate assets

Manage HVAC, electrical, plumbing, fire & life safety systems, elevators, water treatment, DG sets, UPS, STP/ETP, and Building Management Systems (BMS)

Ensure uninterrupted services and high uptime of critical building infrastructure

Implement best-in-class facility management practices across properties

B. Preventive Maintenance & Asset Management

Develop and monitor preventive and predictive maintenance programs

Maintain asset registers, lifecycle planning, and replacement strategies

Drive reliability-centered maintenance to minimize breakdowns and downtime

C. Energy Management & Sustainability

Monitor and optimize energy and utility consumption across properties

Lead energy efficiency initiatives, green building practices, and sustainability programs

Support LEED/IGBC/Green Building certifications where applicable

Analyze utility data and implement cost-saving initiatives

D. Budgeting, Cost Control & Contracts

Prepare and manage annual OPEX and CAPEX budgets for engineering and facilities

Control maintenance costs while maintaining service quality and asset reliability

Manage AMCs, service contracts, and vendor performance

Negotiate contracts and ensure compliance with SLAs and KPIs

Lead, mentor, and manage multi-site engineering and technical teams

Define KPIs, performance goals, and training requirements

Build a culture of accountability, safety, and continuous improvement

F. Tenant & Stakeholder Management

Act as the primary engineering interface for tenants and internal stakeholders

Address tenant escalations related to engineering services and infrastructure

Support property management teams to enhance tenant satisfaction and retention

Qualifications

Bachelor’s degree in Mechanical or Electrical Engineering

Having 2–3 years of experience in a similar position and 10–12 years in property and mall environments; possesses strong analytical and evaluation skills in MEP and HVAC issues, including maintenance and repair methods

Having strong knowledge of Mechanical, Electrical, and Industrial Engineering; understands the operation, maintenance, and repair of mechanical–electrical–plumbing systems and their installations; masters technical operations related to Mechanical, Electrical, Plumbing, and HVAC

Understands the use of property utilities (water, electricity, materials) according to budget; understands building operational supporting facilities (mechanical, electrical, plumbing systems); and understands interior and basic design principles

Strong knowledge of building systems, utilities, and facility management

Good understanding of safety standards, K3, and local regulations

Strong leadership, problem-solving, and communication skills
