Facility Management Manager – Advisory & Operations

Nationality: Saudi Nationals only

Salary: SAR 40,000 – 43,000 per month

About the Role

This is a senior, advisory‑led leadership role for an experienced Facility Management professional who operates beyond traditional FM operations and thrives in complex, high‑profile environments.

You will lead FM strategy, governance, and performance optimisation across large and complex asset portfolios, covering both Hard and Soft FM services. Acting as a trusted advisor to senior stakeholders, you will shape FM operating models, oversee service delivery at a strategic level, and support transformational initiatives aligned with long‑term asset and organisational objectives.

This role offers high client exposure, significant influence, and minimal day‑to‑day tactical FM involvement.

What You’ll Be Responsible For
Strategic FM Leadership & Advisory
  • Lead the development of FM strategies, operating models, and transformation roadmaps across Hard and Soft FM services.
  • Conduct FM maturity assessments, current‑state reviews, and gap analyses for complex portfolios.
  • Advise clients on in‑house vs outsourced models, Integrated FM (IFM), and outcome‑based contractual structures.
  • Act as a trusted strategic advisor to executive clients, translating technical FM insight into commercial and operational recommendations.
Governance, Performance & Commercial Oversight
  • Establish and standardise FM governance frameworks, policies, standards, and service catalogues.
  • Provide senior‑level oversight of FM service delivery to ensure compliance with SLAs, KPIs, statutory, and HSE requirements.
  • Lead or support FM RFPs, technical scopes, bid evaluations, and contract negotiations.
  • Drive performance management through FM dashboards, analytics, and reporting frameworks.
  • Support CAPEX / OPEX optimisation, lifecycle planning, and maintenance strategy development.
Digital & Systems Enablement
  • Support implementation and optimisation of CAFM, CMMS, and IWMS platforms.
  • Ensure digital FM solutions align with governance, reporting, and performance objectives.
Leadership & Stakeholder Engagement
  • Lead and mentor FM consultants and specialists.
  • Interface with senior internal and external stakeholders, service providers, and asset owners.
  • Contribute to broader advisory engagements and long‑term portfolio improvement initiatives.
What We’re Looking For
Experience & Expertise
  • 10+ years’ experience in Facility Management, covering both Hard and Soft FM services.
  • Clear advisory or consulting experience, beyond purely operational FM roles.
  • Strong knowledge of:
  • Hard FM: MEP, HVAC, BMS, statutory compliance, lifecycle maintenance
  • Soft FM: cleaning, security, waste, landscaping, front‑of‑house, pest control
  • Experience working with government, semi‑government, or large corporate portfolios.
  • Solid understanding of FM procurement, contracts, SLAs, KPIs, and performance‑based models.
Technical & Professional Skills
  • Strategic and commercial mindset with strong financial acumen
  • Executive‑level stakeholder engagement and communication skills
  • Ability to operate confidently in complex, multi‑stakeholder environments
  • Working knowledge of CAFM / CMMS / IWMS platforms
  • Knowledge of ISO 41001 (FM) and ISO 55000 (Asset Management) is an advantage
Education & Certifications
  • Bachelor’s degree in Engineering, Facilities Management, Architecture, or related discipline
  • Professional certifications such as IFMA, RICS, PMP are preferred
