A Japanese facility management company in Jakarta Utara is seeking an experienced Building Manager to oversee daily operations and maintenance of their facility. The ideal candidate should have strong technical skills in building systems and be fluent in English. Qualifications

Job description

We are looking for an experienced Building Manager with strong technical and engineering skills to oversee the daily operations, maintenance, and overall management of our facility. The ideal candidate will be a proactive and detail‑oriented individual who can ensure that building systems and services operate efficiently, safely, and in accordance with operational standards. As a Japanese company, the ideal candidate should also be able to successfully adopt and apply Japanese facility management methods in their work. English fluency is required.

Key Responsibilities
  • Facility Operations:
    • Oversee daily operations of the building and coordinate all maintenance activities.
    • Conduct regular inspections to identify and address repair and maintenance needs.
    • Supervise building systems including HVAC, electrical, plumbing, lighting, fire safety, and security.
    • Monitor utility usage and implement energy‑saving initiatives.
    • Ensure all building activities comply with safety, health, and environmental standards.
    • Maintain accurate facility documentation, permits, manuals, and maintenance records.
    • Coordinate and supervise external service providers.
    • Ensure service quality and compliance with agreed service levels.
    • Build and maintain strong relationships with vendors.
  • Administrative Duties:
    • Manage work orders, service requests, and preventive maintenance schedules.
    • Develop and regularly update SOPs and facility management policies.
    • Prepare operational reports, and incident summaries as required.
  • Safety & Security:
    • Coordinate emergency preparedness and evacuation plans.
    • Oversee building security systems and ensure they are functioning properly.
    • Conduct safety briefings or training for building staff and tenants.
    • Respond to building emergencies and escalate issues when necessary.
Qualifications
  • Excellent communication, organizational, and leadership skills.
  • Bachelor's degree in Engineering, Facility Management, or a related technical field is preferable, but we are open to any major.
  • Minimum 3 years of experience in building or facility management, preferably in high‑rise office buildings.
  • Strong knowledge of BUILDING SYSTEMS (HVAC, electrical, plumbing, security).
  • TENANT RELATION experience would be a strong advantage.
  • PROFICIENT in ENGLISH (spoken and written).
  • Ability to work independently and handle multiple priorities under pressure.
  • Familiarity with local safety, health, and environmental regulations.
