Position Overview
We are seeking a strategic and operationally strong Portfolio Director - Industrial Assets to lead the planning, new project development, and optimization of our existing property and asset portfolio across all business units. This role will oversee the full lifecycle of physical assets, from acquisition and development to maintenance, utilization, and divestment, ensuring alignment with business growth, operational efficiency, and sustainability goals.
The ideal candidate brings deep experience in managing industrial and infrastructure portfolios with a strong track record in asset optimization, vendor management, and cross‑functional leadership.
Key Responsibilities
Strategic Property & Asset Planning
- Develop and execute a group‑wide property and asset strategy that supports business expansion, operational resilience, and long‑term value creation.
- Lead feasibility studies, site selection, and investment planning for new industrial and infrastructure projects aligning to local and federal government guidelines.
- Align asset planning with business forecasts, route expansions, and digital transformation initiatives.
Project Development & Vendor Management
- Lead end‑to‑end project delivery for new builds, renovations, and expansions—ensuring on‑time, on‑budget execution.
- Manage external contractors, consultants, and vendors, ensuring adherence to quality, safety, and regulatory standards.
- Collaborate with procurement, legal, and finance teams to structure contracts and monitor performance.
Asset Optimization & Utilization
- Monitor asset performance metrics (occupancy, ROI, lifecycle cost) and implement initiatives to improve utilization and reduce downtime.
- Lead asset audits, valuations, and lifecycle planning to support capital budgeting and risk mitigation.
- Manage lease agreements, renewals, and negotiations for both owned and third‑party properties.
Cross‑Functional Collaboration & Reporting
- Partner with Division Heads to align asset strategies with operational needs.
- Provide regular reporting to senior leadership on asset performance, project progress, and risk exposure.
- Support M&A due diligence and integration for property‑related matters.
Qualifications
- Bachelor’s degree in Engineering, Construction Management, Architecture, or related field; Master’s degree preferred.
- Minimum 10 years of experience in asset development—preferably in logistics estates, industrial & infrastructure sectors.
- Proven track record in managing large‑scale industrial and infrastructure portfolios (200,000sqm+).
- Strong understanding of asset lifecycle planning, project development, and regulatory compliance.
- Experience with digital tools such as CMMS, WMS, BIM, or property analytics platforms.
- Excellent negotiation, stakeholder management, and cross‑functional leadership skills.
- Strong financial acumen and ability to manage CAPEX/OPEX budgets and investment cases.
- Fluent in Bahasa Indonesia and English.
