We are hiring a Project Manager for our Construction Division. The applicant will succeed in a fast-paced, progressive environment, enjoy working in a team, and lead effectively. This full-time salary role supports Avana's new development growth in Western Canada. Reporting to the Director, Construction, you will lead the administrative project management of Avana's development portfolio, consisting of high-quality multi-unit residential and commercial-scale projects.

• Lead the development of project schedules and milestones, monitor progress against schedules and design intent, and identify efficiencies in construction planning and project management.
• Oversee project delivery on time and on budget, schedule trades, and ensure the order of all necessary supplies.
• Administer project cost control, schedule control, and change orders / cost overages.
• Lead relationships with contracted trades, vendors, and suppliers in collaboration with the Site Superintendent for effective on-site management.
• Provide oversight to maintain scheduling and delivery of site resources, including waste management, utilities, site safety, and ensure equipment and materials meet design specifications.
• Manage and oversee external builders and construction management companies leading projects in remote markets.
• Prepare monthly field progress and ongoing forecast reports as required.
• Schedule and attend building inspections, identify deficiencies for the Site Superintendent, support final suite completion inspections, occupancy permits, and transition of buildings to the Residents division.
• Set possession / move-in ready dates with input from the Residents division.
• Support preparation and administrative execution of project tenders and budgets ranging from $20–$75+ million.
• Support administration of permits and contracts and negotiate revisions as needed.
• Refine tender documentation, manage trade relationships, manage RFPs, evaluate bids, negotiate awards, develop project budgets, draft contracts, generate financial reports, and support project closeout.
• Attend and represent Avana at various community events and functions.

• Post-secondary diploma or degree in construction management or a Project Management Certification.
• Minimum of three (3) years of construction project management experience. P.Eng, ASET and LEED designations are assets.
• Class 5 Driver's License with a clean driving abstract.
• Ability to thrive in a fast-paced environment with a commitment to excellence.
• Accuracy, strong organizational and communication skills, and the ability to work collaboratively with internal and external teams.
• Strong interpersonal skills, problem-solving abilities related to construction, sequencing, staffing, and confidentiality.
• Comprehensive understanding of construction aspects: technology, equipment, materials, bid management, claims management, and safety.
• Advanced knowledge of Microsoft Office, BuilderTrend, CAD, and BlueBeam.
• Legal eligibility to work in Canada (Permanent Resident or Canadian Citizen).

• Pension: Plan commences in year two with incremental employer contributions: 2% (year 2), 3% (year 3), 4% (year 4), 5% (year 5).
• Vacation Entitlement: 20 business days per year.
• Annual Bonus: Up to 10% of salary.
• Parental Leave: After 12 months of employment, four months of salary top-up to $15,000 with ongoing benefits; pension matching does not apply during leave. Reimbursement of top-up if resignation occurs within 24 months of return.
• Probation Period: 90 days.
