We are seeking a seasoned Commercial Director with deep expertise in the real estate development sector , specifically in managing the commercial strategy and execution of high-rise, end-to-end development projects . This is a senior leadership role responsible for overseeing all commercial activities across the lifecycle of real estate developments—from land acquisition and feasibility to project completion and sales.
Strategic Commercial Leadership
- Develop and lead the commercial strategy for large-scale, high-rise residential and / or mixed-use developments.
- Align commercial objectives with corporate goals, ensuring maximum profitability and return on investment.
- Manage project budgets, cost planning, and financial forecasting to ensure profitability and control of development costs.
- Oversee all procurement strategies, tender processes, and contract negotiations with consultants, contractors, and vendors.
- Approve commercial terms and contractual arrangements, ensuring risk is appropriately managed.
Development & Project Oversight
- Work closely with internal development, design, and construction teams to align project delivery with commercial goals.
- Provide commercial input during feasibility studies, investment appraisals, and project planning.
- Monitor project milestones and KPIs to ensure commercial targets are met.
Stakeholder Management
- Maintain strong relationships with financial institutions, investors, JV partners, government authorities, and key stakeholders.
- Represent the company in commercial negotiations, joint ventures, and public-private partnership (PPP) opportunities.
- Lead and mentor the commercial team including contract managers, quantity surveyors, and procurement specialists.
- Foster a high-performance, cost-conscious culture across all levels of the commercial function.
Qualifications & Experience :
- Bachelor’s degree in quantity surveying, Commercial Management, Real Estate, Construction Management, or a related field. MBA or MSc is preferred.
- Minimum 10+ years of experience in commercial management within real estate development , with a proven track record on high-rise developments .
- Experience managing large-scale, mixed-use or residential developments from land acquisition to completion.
- Strong understanding of construction law, commercial contracts (FIDIC, NEC, etc.), and procurement best practices.
- Proven ability to manage project finances, risks, and commercial negotiations with a variety of stakeholders.
- Exceptional leadership, communication, and decision-making skills.
Preferred Attributes :
- RICS, MRICS, or equivalent chartered status (desirable).
- Familiarity with real estate markets and regulatory environments in [insert region / country].
- Strong analytical and problem-solving capabilities.
- Results-oriented with the ability to operate in a fast-paced, dynamic environment.
