A dynamic property management firm in Durban is seeking an experienced property manager to take ownership of commercial property operations. The role necessitates strong leadership skills, a solid background in property management, and excellent communication abilities. Key responsibilities include leading the property management team, overseeing facilities and budget management, and engaging with various stakeholders. Matric (Grade 12)
A tertiary qualification in property studies, real estate, business management, or facilities management (preferred)
Valid Fidelity Fund Certificate (FFC) and PPRA compliance
57 years experience in commercial property management, centre management, or retail property operations
Valid drivers licence
Advanced computer literacy, including MS Office (Excel) and property management systems such as SAP or MDA
Strong skills in budgeting, financial reporting, income and expense management
Understanding of property market trends, tenant mix, and leasing strategies
Sound knowledge of commercial leasing, tenant installations, and property maintenance
Excellent communication, negotiation, and stakeholder management skills
Knowledge of OHS Act, POPIA, FICA, and relevant Labour Relations Act requirements
Proven team leadership and people-management capability
Team Leadership (5%)
Lead and develop the property management team
Drive performance management and training initiatives
Marketing of Space & Renewals (40%)
Manage vacancies, marketing plans, and listing strategies
Lead lease negotiations, renewals, and tenant retention
Ensure accurate contract administration and timely tenant installations
Property Management (30%)
Oversee facilities management, service contractors, maintenance, and inspections
Ensure compliance with health and safety, statutory regulations, and building standards
Maintain accurate property records and prepare management reports
Budgeting & Expense Control (10%)
Support annual budgeting and financial planning
Manage rent rolls, recoveries, utilities, arrears, and operational costs
Monitor financial performance and support legal processes when required
Liaison & Stakeholder Relations (10%)
Engage with tenants, landlords, clients, brokers, vendors, and service providers
Resolve tenant queries and provide consistent client communication
Support brokers with leasing information and deal facilitation
Revamps, Upgrades & New Developments (5%)
Participate in planning, refurbishment projects, tenant installations, and building upgrades
