To identify, market, and manage revenue-generating opportunities from Non-Gross Lettable Areas (Non-GLA) across the company’s property portfolio, thereby maximizing income streams outside of traditional rental spaces.
Responsibilities
- RevenueGeneration
- Drive Non-GLA income (excluding promotional income managed by Centre Managers).
- Identify, market, sell, and coordinate opportunities such as exhibition courts, kiosk spaces, and advertising spaces (print and digital).
- Explore diverse income streams including kiosks, exhibition spaces, façade and pylon advertising, escalator, booms and lift branding, frames, digital screens, refuse bins, parking advertising, etc.
- Conduct full property audits to identify alternative revenue opportunities.
- Develop and manage bundled Non-GLA offerings.
- Targets & Reporting
- Achieve revenue targets as per approved budgets.
- Set and review targets for new revenue opportunities not included in the budget.
- Track income, expenses, and targets; report weekly and monthly in prescribed formats.
- Innovation & Market Insight
- Keep up to date with market research, industry technology, trends, and competitor offerings.
- Present, cost, and implement new revenue streams.
- Ensure advertising exposure aligns with each mall’s brand positioning.
- Administration & Contract Management
- Manage contracts and agreements for Non-GLA income.
- Oversee payments, invoicing, and allocation of payments with the Accounting team.
- Ensure adherence to advertising rules and regulations.
- Handle Non-GLA enquiries and maintain accurate documentation.
- Stakeholder Engagement
- Build strong relationships with suppliers, partners, service providers, tenants, and internal teams (Centre Managers, Marketing, Property Managers, and Support Departments).
- Drive direct sales, including cold calling and targeting specific brands.
- Support leasing and special projects when required.
- Operational Support
- Attend promotional and exhibition activities as needed.
- Assist with cold calling, training, and sourcing of pop-up shops.
- Take ownership of work and meet performance goals and deadlines.
- Perform ad-hoc administrative tasks as required.
Requirements
- Grade 12 certificate.
- At least 3 years of experience in a similar role.
- Proficiency in Microsoft Word, Excel, and Office Suite.
- Knowledge of commercial lease documents and basic commercial real estate.
- Strong business and property management acumen.
- Highly organized with exceptional attention to detail.
Preferred / Advantageous
- Bachelor’s degree in Marketing, Property, or equivalent.
- 3+ years’ experience in retail exhibitions and promotions.
