Black & Grey HR is leading the search for a Real Estate Manager to drive aggressive expansion for a confidential organisation in Saudi Arabia. This role is for someone who lives in the tenant‑side retail real estate world – securing locations for pharmacies, ATMs, F&B outlets, bank branches, service points, supermarkets, convenience stores, and similar formats across residential and commercial areas.
Your core mission: identify, evaluate, and secure prime locations under the best possible terms.
Key Responsibilities
- Site Acquisition & Negotiation: Lead the full cycle of securing new sites – mapping target areas, screening properties, conducting commercial and financial analysis, and directly negotiating with property owners, landlords, developers, and mall management.
- Expansion & Portfolio Strategy: Work with senior management to define and execute an expansion roadmap across malls, community centers, high streets, fuel stations, residential communities and mixed‑use developments.
- Market Intelligence & Off‑Market Opportunities: Use your network to source off‑market deals, stay updated on rental benchmarks, vacancy, upcoming projects and competitor activity.
- Deal Execution: Own the process from first contact to signed lease agreement – offers, term sheets, internal approvals and coordination with legal to ensure compliance and commercially favourable terms.
- Stakeholder & Relationship Management: Build and maintain strong relationships with landlords, property owners, real estate brokers and developers to ensure a continuous pipeline of viable opportunities.
- Financial & Commercial Evaluation: Assess each potential site based on footfall, accessibility, catchment demographics, expected sales and ROI, and present clear recommendations for decision‑making.
Requirements
- Must be a Saudi National.
- Proven tenant‑side experience in retail real estate in Dammam & Al Khobar, with a track record of securing and negotiating leases for:
- Pharmacies, clinics, and service outlets
- Bank branches / ATMs / service points
- F&B outlets or other specialty retail formats
- Supermarkets / hypermarkets
- Convenience stores / neighbourhood shops
- Strong, verifiable network with property owners, landlords, developers and/or mall operators in the Saudi market.
- Confident, hands‑on negotiator with experience closing deals in high‑traffic, strategic locations.
