Job description

The primary purpose of this role is to professionally support and undertake Building related trades operations and maintenance work across the Trust's sites as directed by line management. This includes activities that may be demanding and/or non-routine, ensuring compliance with Trust safety standards, policies and procedures. Assist with the management and implementation of the planned engineering/building maintenance programmes for the Trust to ensure compliance with key standards, both legislative and performance related (as defined through Service Level Agreement) - also meeting where necessary the requirements of the NHSLA.

Responsibilities
  • Work in accordance with the requirements of HTM's, HBN's, British Standards, Model Specifications and all Statutory Regulations, Codes of Practice and Trust Policies and Procedures, identifying and proposing changes for own work area to the Building Team Leader.
  • Prioritise work requirements on essential facilities which could have a direct detrimental impact on the patient experience (e.g. nurse call handsets, patient toilets/wash facilities and patient beds). The role involves prioritising and being able to react to changing workloads.
  • Contribute to the development, implementation and review of the Trust's Estates plans and work closely with the other Estates Managers/team Leaders in the development of works programmes.
  • Assist with the set up and implementation/management of the Estates safe systems of work (e.g. Permit to Work, isolation procedures) under the guidance of AP's to ensure that all safe systems of work are carried out correctly.
  • Plan maintenance works, including liaison with users and contractors.
  • Supervise maintenance assistants and operational estates contractors, allocating tasks/re-prioritising where necessary, and ensuring the quality of specification and workmanship.
  • Liaise with the Estates Helpdesk when receiving emergency works and service complaints.
  • Act on own initiative and advise senior staff of implications of technical issues when attending site on call outs.
  • Actively participate in the wider team operation and control of planned maintenance schemes.
  • The postholder will have access to vulnerable people in the course of their normal duties; this post is subject to the Rehabilitation of Offenders Act 1974 (Exceptions) Order 1975 (Amendment) (England and Wales) Order 2020 and as such it will be necessary for a submission for Disclosure to be made to the Disclosure and Barring Service to check for any previous criminal convictions.
Qualifications
  • NC/HNC/HND in Construction or equivalent knowledge and experience.
  • Recognised and registered EITB, City & Guilds, modern apprenticeship, NVQ level 3 or approved equivalent training in Building or Carpentry.
  • Demonstrable in-depth knowledge and experience within the required technical disciplines of Building/Carpentry.
Desirable criteria
  • Health & Safety training (First Aid, NEBOSH, IOSH) or equivalent.
  • Registration with approved organisations (e.g. UK Register of Plumbing & Heating Engineering, JIB Schemes, Gas Safe).
  • Member of relevant healthcare or engineering institutes (IHEEM, HEFMA, CIBSE, IET, etc.).
  • Experience across several HTMs acting as either CP or AP; knowledge of maintenance methodologies.
  • Knowledge of HTM's, HBN's and Estates legislation; experience in healthcare engineering environment or willingness to gain such experience.
  • Multiskilled in Building Trades; experience with safe systems of work; experience in a similar role.
  • Experience with quality management systems (e.g., ISO 9001); good knowledge of energy-efficient practices.
  • Strong organisational skills; ability to work independently with good judgement; ability to work under pressure.
  • Ability to plan and organise with contractors for unsupervised routine and complex maintenance; data analysis using computer-based systems; supervise others and train as necessary.
  • Proactive, self-motivated; team player; able to meet deadlines.
  • Electrical inspection and testing and repairs to mechanical/building services (Desirable).
  • Ability to carry out non-licenced asbestos work (Desirable).
  • Ability to concentrate on complex issues and work with detailed information; occasionally lift heavy loads with lifting equipment assistance (Desirable).
