Overview

Macauleys is located in the bustling town of Largs, on the Firth of Clyde in North Ayrshire, Scotland, just 33 miles from Glasgow. A beloved seaside resort, Largs is renowned for its Viking heritage and hosts the Largs Viking Festival each year in early September. The town offers scenic coastal walks, cafés, family-friendly attractions, and excellent transport links including direct rail services to Glasgow Central, the A78 coastal route by car, and regular bus services.

Pub Layout

Macauleys is a single-room, wet-led operation with an efficient layout that maximises visibility and accessibility. A galley-style bar positioned along the rear wall acts as the focal point of the venue. The room benefits from high-level windows facing the main road, allowing for ample natural light and an open, welcoming feel. Seating is a combination of fixed bench seating with low-level tables and loose chairs, offering flexibility for both small groups and larger social gatherings. The flooring is a mix of durable tiling around the bar and carpeted areas by the seating. Multiple wall-mounted TVs display live sporting events throughout the day, supporting a sports-led entertainment setup.

Trading Style

Trading Style: Macauleys is currently operating as a wet-led venue with no food offering. Trade is driven primarily by an entertainment-focused calendar, including weekly quizzes, karaoke nights, and live televised horse racing and sports events. This approach has cultivated a loyal customer base and consistent footfall, particularly during key sporting fixtures and themed entertainment evenings.

Private Accommodation

The private accommodation is accessed by a separate entrance behind the pub and consists of two bedrooms, living room, kitchen and shower room.

  • Annual Rent: £33,700
  • Security Deposit: £5,000
  • Working Capital: £3,000
  • Stock: £3,000
  • Fixtures and Fittings: To be confirmed upon valuation – funding options may be available for the right licensee.
  • Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
  • Training: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies to grow sales in your pub.
  • Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package covers compliance and statutory obligations, boiler and cellar maintenance, and includes e-learning access for you and your staff.
  • Zero Business Rates: Based on the April 2023 rating list, nil rates payable may apply when small business rates relief is claimed and the licensee occupies one property for commercial purposes. This only applies to pubs marked with an asterisk.
Additional Information
  • Banked Rent Details: This is the lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent may increase (via Tie Release Fees). Rent is billed and paid weekly in advance depending on the payment terms. Start-up rent may be discretionary in some cases.
  • Security Deposit: A security deposit is required when applying for a pub with Admiral. This will be the greater of £5,000 or three months’ headline rent. The deposit is held on your account and returned when you leave, subject to your final account balance and the condition of the property. A credit check may affect the deposit amount required.
  • Working Capital: A recommended amount required for day-to-day running of the business.
  • Stock: Valued by an independent valuer on the day you take over the pub. Includes unbranded glassware, unopened bottles, wines, spirits, any unopened/opened kegs and cask ale if the container is unopened.
  • Fixtures & Fittings: Includes items bolted to the floor or walls, free-standing items, and furniture.
  • Training: £350.00 – 7 Steps to Sales Success training before signing a long-term agreement.
  • Note: This section also references a potential scope to introduce a simple, value-driven back-bar food offer to enhance the guest experience.

Admiral Taverns is seeking an experienced and enthusiastic licensee with a genuine community focus. This is a fantastic opportunity for someone with passion, drive, and a strong sense of local engagement to take the reins and push a business forward. The pub should be a true community hub, building relationships with locals while attracting visitors, particularly during the March to October season. A solid understanding of marketing, especially social media, is vital to build visibility, drive footfall, and sustain momentum during peak periods. There is scope to introduce a simple, value-driven back-bar food offer and establish a consistent rhythm with regular events, promotions, and community-led initiatives to encourage repeat visits.
