As a Maintenance Technician II, you will be responsible for providing unparalleled service to our property by maintaining and improving its overall appearance. Being a successful member of our team requires technical skills, a passion, and instinct for caring to change lives and strengthen teams.

• Ensure the physical aspects of the apartment meet company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up
• Troubleshoot and repair appliances, HVAC systems, plumbing and electrical
• Prepare unoccupied apartments for occupancy by performing electrical, HVAC, EPA, plumbing, carpentry, appliance repairs, painting, cleaning, and related activities
• Assist the Property Manager or other team members with special projects or requests
• Contribute to occupancy goals by performing maintenance duties that promote a quality living experience
• Complete maintenance service requests, document status, and ensure follow-through
• Perform electrical repairs on appliances, fixtures, switches, outlets; install ceiling fans and light fixtures
• Repair air conditioners, heating units, and refrigeration units (certification may be required for refrigerant recovery)
• Perform plumbing work such as clearing stoppages, replacing/repairing fittings, faucets, and toilets; minor re-piping and soldering copper pipes
• Replace broken glass, tile, carpet, screens, disposals, fixtures, appliances, draperies, locks
• Carpentry work including doors, windows, shelving
• Repair concrete steps, stoops, patios, fencing, and signage as needed
• Paint and decorate apartments and hallways as directed
• Complete appropriate apartment make-ready procedures for move-ins within turnover timeframes
• Oversee work of sub-contractors as assigned
• Maintain daily grounds and common areas including lighting, snow removal, trash removal, vehicle maintenance
• Perform snow and ice removal as required
• Replace apartment locks on rental units and recently unoccupied units to ensure security
• Troubleshoot and maintain indoor/outdoor pools or spa equipment, with proper certification if applicable
• Contribute to financial goals through productivity and cost awareness without compromising quality
• Manage material control and efficient use of maintenance equipment
• Perform scheduled maintenance on equipment per manufacturer recommendations (boilers, hot water heaters, lawn equipment, etc.)
• Keep accurate records of preventive maintenance and service requests
• Periodically inspect occupied/unoccupied units and common areas; perform repairs as needed
• Attend required training and maintain shop/storage areas
• Stay informed on building codes and discuss impacts with the Property Manager
• Maintain high levels of customer satisfaction and professionalism
• Ensure compliance with Fair Housing rules and OSHA safety standards
• Other duties as assigned

• High School Diploma or GED
• Two years of maintenance experience or a combination of education and experience
• Boilers License, Pool Operator's License, and/or EPA Certification required
• Reliable transportation required
• Ability to attend and pass company-paid certification courses (e.g., pool operators, boiler license, EPA certification)
