Warranty Coordinator

Bird, a leader in Canadian construction with over 100 years of experience, is seeking a Warranty Coordinator to join our team in Ottawa, Ontario. This full-time, in-office position involves serving as a key representative during the post-construction and warranty phases of major building projects, ensuring clients receive exceptional support through proactive issue resolution, professional communication, and thorough project oversight.

The ideal candidate is a seasoned construction professional with a broad technical background, strong interpersonal skills, and the ability to work independently across multiple projects. You will manage time, priorities, and stakeholder relationships with minimal supervision.

Key Responsibilities:

  • Serve as the primary contact for clients post-construction, maintaining confidence and continuity during the warranty phase.
  • Conduct site walkthroughs prior to turnover and lead one-year warranty reviews with clients.
  • Interpret technical audit reports and field assessments, assigning responsibilities for corrective work.
  • Coordinate trades and service staff for deficiency and warranty repairs.
  • Supervise service technicians and laborers as needed.
  • Oversee work orders, billings, and project costs.
  • Coordinate with accounting, consultants, subcontractors, and site personnel.
  • Perform quality inspections and facilitate closure of outstanding items.
  • Maintain detailed records of activities and communications.
  • Share lessons learned with relevant teams for continuous improvement.
  • Uphold safety, professionalism, and contractual standards.
  • Travel frequently across the district.

Qualifications:

  • Minimum of 10 years' experience in commercial construction, with roles such as Project Manager, Superintendent, or Senior Trade Foreman.
  • Understanding of structural, architectural, mechanical, electrical, and building envelope scopes.
  • Knowledge of Ontario Building Code, Tarion Warranty Program, and Bulletin 19.
  • Experience with project management software like Procore, Viewpoint, or MS Project.
  • Proficiency with digital communication and tracking tools.
  • Trade background is an asset.
  • Ability to interpret drawings and technical reports confidently.
  • Strong independent work ethic, decision-making, and prioritization skills.
  • Excellent communication skills and professional demeanor.
  • Valid driver’s license and reliable transportation.
