Overview

The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise, business partnering, space & occupancy planning, design and construction, capital investment program management and facility maintenance and operations for Amazon’s corporate real estate portfolio across multiple countries. We partner with suppliers to ensure quality, innovation and operational excellence with Amazon’s business and utilize customer driven feedback to continuously improve and exceed employee expectations.

GREF’s Workplace Design and Construction team is looking for a Construction Manager to drive construction services on projects, including tenant improvements, new builds, expansions, and renovations of Amazon corporate facilities. You will be responsible for delivery of projects from outset of design through operational turnover, operating on both strategic and tactical levels as a visionary, internal ambassador, educator, analyst, solutions architect, and implementer. You will collaborate with leadership and other stakeholders to set a budget and schedule, then drive project objectives, scope, space allocation, cost, prioritization and sequencing of requests within set parameters, building strong project teams that excel through collaboration. You will manage contractor performance to ensure timely completion, adherence to cost requirements, organizational standards and other requirements and regulations.

This position is office-based; however, Amazon encourages open communication about unique needs for flexible arrangements.

Responsibilities
  • Represent GREF to internal customers for the delivery of their space.
  • Work closely with and influence internal and external stakeholders including architects, consultants, contractors, and subcontractors to ensure decisions are made at the appropriate level and Amazon’s priorities are the driving factor.
  • Provide management of design and construction projects, including the following: develop and implement project strategies and ensure appropriate resources are allocated to complete the project in accordance with the strategy; develop and maintain project timelines.
  • Lead project meetings and progress reviews.
  • Provide feedback to design guidelines, including minimum specifications and basis of design for various building systems.
  • Provide guidance on construction, including selection of contractors, contract negotiations, approvals of budgets, change orders, procurement and contracting methods, schedule, and subcontractors.
  • Evaluate, approve, or reject changes by customers and other consultants.
  • Monitor project budgets, track costs and prepare forecasts and accruals, manage change orders and contract modifications, review and approve payments.
  • Identify and mitigate project risks, ensure compliance with contracts and regulations, monitor safety standards and requirements, address and resolve project issues.
  • Hold Landlords accountable to lease terms such as premises delivery timing and condition.
  • Ensure tenant improvement allowances are collected timely.
  • Demonstrate significant professional experience in Real Estate Development, Architecture/Design, and/or Construction Management.
  • Be highly competent with productivity software, including Microsoft Office, MS Project and SharePoint.
  • University/Undergraduate degree in construction management, business administration, engineering, architecture, interior design, or a similar discipline.
  • Keen understanding of sourcing/procurement, building systems and maintenance, vendor management and customer service.
  • Comfortable with legal terms and structures for standard commercial contracts and leases.
