Job description

Qiddiya is Saudi Arabia’s future capital of entertainment, sports, and culture – an integrated destination of world-class theme parks, waterparks, sports venues, attractions, and hospitality assets. As these assets prepare to open, Qiddiya’s Asset Management function is building a portfolio‑wide capability to ensure consistent performance, efficient operations, and scalable growth. A key priority is developing shared approaches, frameworks, and systems that create synergies across asset classes, while also identifying opportunities for improvement within individual assets.

Job Summary

The Manager – Asset Management Capabilities & Performance will play a critical role in shaping how common capabilities, systems, and operational approaches are defined and adopted across Qiddiya’s growing asset portfolio. The role supports the development of cross‑asset standards and shared frameworks that promote coherence, efficiency, and best‑practice adoption. In parallel, the role will evaluate specific assets to identify operational improvements, value creation opportunities, and performance gaps – providing structured analysis and recommendations that help assets optimise their operations and guest experience. Ideal candidates bring 4–6 years’ experience from management consulting, operations analysis, or systems/performance improvement roles. This is a hands‑on position requiring strong problem‑solving skills, analytical rigor, stakeholder engagement, and the ability to create clarity from complex operating environments.

Key Responsibilities
  1. Cross‑Asset Capability Development & Harmonization
    • Support the development of common capabilities, systems, and operating approaches that can be shared across multiple asset classes.
    • Identify opportunities for standardisation and harmonisation to reduce duplication and promote coherent ways of working.
    • Analyse cross‑asset needs to inform frameworks, playbooks, and portfolio‑wide methodologies.
    • Work with stakeholders to ensure shared approaches are practical, scalable, and aligned with asset requirements.
    • Contribute to building a unified Asset Management operating model for future assets.
  2. Operational & Performance Improvement (Asset‑Level & Cross‑Asset)
    • Assess and analyse operations, processes, and performance metrics within individual assets.
    • Identify operational risks, bottlenecks, inefficiencies, and value creation opportunities.
    • Conduct structured problem‑solving, including hypothesis development and validation.
    • Provide clear recommendations to improve efficiency, guest experience, and financial outcomes.
    • Support follow‑up and measurement of improvement initiatives to ensure sustained results.
  3. Systems & Performance Assessment
    • Review how key operational systems, tools, and processes are being used within assets, focusing on effectiveness, adoption, and performance outcomes – not on technical architecture.
    • Identify gaps, inconsistencies, or under‑utilised capabilities that may impact asset performance.
    • Recommend enhancements in processes, usage approaches, or operating practices to improve system‑enabled performance.
    • Promote consistent utilisation of core operational systems across assets without prescribing technical solutions.
  4. Cross‑Functional Coordination & Collaboration
    • Serve as a bridge between Asset Management, Development, Operations, and corporate functions.
    • Participate in readiness reviews and operational planning for new assets.
    • Support alignment across stakeholders by articulating cross‑asset priorities and improvement actions.
    • Work with consultants and partners to develop and refine shared capabilities and operational frameworks.
  5. Insights, Analysis & Reporting
    • Produce structured insights and high‑quality reports summarising performance assessments and improvement recommendations.
    • Support the development of dashboards, KPIs, and performance tracking tools used across Asset Management.
    • Help build a fact‑based culture by promoting consistent use of data and analysis across assets.
