Position Overview
The Senior Director, Procurement is responsible for the executive, coordination, and continuous improvement of all Procurement activities across Parts & Materials, Services, Elevators, Preventative Maintenance, and Contracts. This role ensures purchasing processes are efficient, accurate, compliant, and well‑aligned to support efficient and cost‑effective operations across Canada. The Senior Director oversees daily operations, vendor performance, service levels, contract administration, and team leadership to ensure timely delivery, cost control, and consistency across the portfolio.
Responsibilities
Operational Leadership & Execution
- Oversee day‑to‑day Procurement operations, ensuring timely sourcing, PO processing, expediting, and issue resolution.
- Ensure purchasing workflows follow defined procedures, approval limits, and internal controls.
- Coordinate with Operations, Warehousing, and Design to address urgent needs, delays, substitutions, and recurring issues.
- Monitor compliance with standardized product and price lists, service scopes, and specifications.
- Identify bottlenecks and implement improvements to streamline work processes.
Parts & Materials Procurement
- Oversee sourcing and purchasing for MRO, building materials, tools, and development project materials.
- Ensure optimal pricing, standardization, and availability of commonly used parts across regions.
- Work closely with Warehousing on stocking strategies, receiving challenges, inventory accuracy, and min/max settings.
- Support expediting and issue resolution when suppliers are late or incorrect.
- Ensure procurement activity aligns with preferred products and negotiated agreements.
Services Procurement
- Manage the operational execution of service‑related procurement for renovations and repairs.
- Ensure adequate vendor pool to maintain competition and quality in all regions.
- Ensure timely issuance of service POs and that vendor service levels meet expectations.
- Monitor recurring issues, repeat service failures, and escalates where required.
- Support competitive quotes and service scope alignment as required.
Elevator & Preventative Maintenance Oversight
- Oversee elevator procurement processes including maintenance agreements, modernization support, and special projects.
- Ensure elevator service tickets, performance issues, and vendor responses are monitored and followed up promptly.
- Support the implementation of preventative maintenance contracts across all regions.
- Track PM compliance, vendor responsiveness, and contract adherence.
- Coordinate with consultants, Operations, and Asset Management when elevated issues arise.
Vendor Performance & Relationship Management3>
- Oversee day‑to‑day vendor communications and issue resolution across all procurement categories.
- Ensure vendors are meeting expectations for delivery, quality, service levels, and responsiveness.
- Maintain a structured follow‑up process for deficiencies, late deliveries, and service concerns.
- Support the VP Supply Chain with data and insights for vendor negotiations and escalations.
- Coordinate quarterly business reviews as required.
Contract Administration
- Ensure all Procurement‑managed contracts and service agreements are up to date, stored properly, and compliant with internal processes.
- Oversee operational execution of contract terms including renewals, auto‑renewal notices, pricing updates, and onboarding requirements.
- Work with Legal and VP Supply Chain on contract amendments, renewals, and risk issues.
Coordination With Warehousing & Logistics
- Ensure Procurement and Warehouse teams operate in alignment regarding stocking levels, substitutions, vendor changes, and high‑volume items.
- Support the Warehouse teams with timely PO creation, expediting, and supplier follow‑up.
- Address recurring receiving or quality issues with vendors.
Reporting, Data & Compliance
- Monitor team performance against operational KPIs (PO turnaround times, service response, inventory delays, vendor issues).
- Ensure compliance with procurement processes, internal policies, and audit requirements.
- Provide data to support budgeting, forecasting, and spend reviews.
Team Leadership & Development
- Lead and support the Parts & Materials Buyers, Service Buyers/Schedulers, Contract & Inspections, and Elevator oversight function.
- Set clear expectations, ensure workload balance, and support continuous skill development.
- Provide regular coaching, performance feedback, and opportunities for process improvement and team input.
- Foster a collaborative, solutions‑focused culture built on accountability and service excellence.
Qualifications & Experience
- Bachelor’s degree in Supply Chain, Business, Commerce, or related field preferred.
- Professional designation (e.g., SCMP or CPSM) is an asset.
- 7–10 years of progressive experience in Procurement or Supply Chain, with leadership experience.
- Strong understanding of MRO purchasing, service procurement, contract administration, and vendor performance management.
- Experience working in a multi‑site or multi‑region environment preferred.
- Proficiency with procurement systems, ERP/PO processes, and data/reporting tools.
- Strong organizational, communication, and people leadership skills.
