We are seeking a Part-Time Residential rental Leasing Specialist to join our Sales and Leasing team.

he Part Time Residential Rental Leasing Specialist reports directly to the Senior Sales, Leasing and Marketing Manager and plays a pivotal role in creating a best-in-class leasing experience for prospective tenants, while supporting occupancy and revenue goals across Troika’s rental portfolio. Acting as the primary point of contact, this individual represents the sales and leasing team throughout the leasing journey—managing inquiries, conducting showings, guiding applicants through the process, and ensuring a seamless handoff to ongoing property management.

This position is well-suited for someone who excels in a client-facing role, brings a keen eye for detail, and demonstrates strong organizational and communication skills. The role is based in Kelowna, BC.

Key Responsibilities
Leasing & Tenant Relations
  • Respond promptly and professionally to leasing inquiries via phone, email, and digital platforms.
  • Conduct property tours and showcase suites with professionalism, product knowledge, and enthusiasm.
  • Communicate leasing promotions and rental incentives effectively to maximize conversions.
  • Guide prospective tenants through the application, screening, and approval process.
  • Ensure prospective tenants have an exceptional experience at every touchpoint.
Marketing & Administration
  • Prepare leasing documentation including applications, offers to lease, tenancy agreements, and addenda.
  • Track leasing activity, inquiries, conversions, and move-ins in property management software (e.g., HubSpot, Yardi, Rent Cafe).
  • Collaborate with the marketing team to ensure collateral, signage, and promotions are current and aligned with leasing goals.
Move-In Coordination
  • Partner and collaborate with property management staff to ensure suites are ready for occupancy and demonstrate our Gold Standard expectations.
Reporting & Performance
  • Maintain accurate records of leasing metrics and provide weekly leasing updates.
  • Support occupancy and revenue targets through strategic leasing efforts.Assist in preparing market surveys and competitor analysis.

Qualifications and Requirements

Post-secondary education in Business Administration, Marketing, Real Estate, Property Management, or in a related field is considered an asset.

Equivalent combination of education and relevant experience will be considered.

Personal Qualities
  • 1–3 years of leasing, sales, hospitality, or customer service experience (property management experience preferred).
  • Excellent interpersonal and communication skills, both written and verbal.
  • Strong work ethic, high standards, and personal accountability.
  • High degree of professionalism and maturity.
  • Strong organizational skills with the ability to manage multiple inquiries and tasks simultaneously.
  • Knowledge of the Residential Tenancy Act (BC) is an asset.
  • Proficiency in Microsoft Office Suite; familiarity with HubSpot, Yardi or similar property management systems preferred.
  • Self-motivated, proactive, and professional in all interactions.

Rate of Pay

Compensation $21.00 - $25.00/hour (actual salary offered will be commensurate with education and experience).
