Job description
Overview

Mainline Living Property Management is currently seeking a highly skilled and motivated Residential Maintenance Technician to join our exciting new Marakai Apartments development in Colwood, BC! As a key member of our team, you will report directly to the Property Manager.

This position is responsible for ensuring the proper functioning and appearance of our properties in a clean and safe condition by overseeing regular inspections and coordinating with and monitoring contractors for preventative maintenance projects on items throughout the interior and exterior of our buildings as well as maintaining compliance with contract specifications.

This position is full-time, Monday to Friday from 8:30am-5:00pm (subject to change of business needs) with a salary range of $62,000 - $78,000 annually.

Key Responsibilities
  • Conduct regular inspections of properties to identify maintenance needs and areas requiring improvement.
  • Ensure compliance with building codes and safety regulations to ensure the safety of residents and staff. This includes maintaining inspection logs for fire and other buildings systems as required by law.
  • Develop and maintain strong relationships with contractors to ensure high-quality work, timely completion, and adherence to contract specifications.
  • Monitor the performance of contractors for adherence to contract specifications and provide feedback to head office.
  • Ensure resident issues that are within your scope are dealt with in a professional manner. All other issues are to be forwarded to the Community Director to be dealt with in a timely and professional manner.
  • Procure necessary materials, equipment, and supplies for maintenance tasks and manage inventory to ensure availability when needed.
  • Respond to any emergencies (e.g. fire, power failure, flood, etc.).
  • Maintain accurate records of all maintenance work, including work orders, inspections, and contractor performance evaluations.
  • Collaborate with property managers and other personnel to coordinate maintenance tasks effectively and ensure that all stakeholders are kept informed of maintenance activities.
Qualifications and Experience
  • 3+ years of experience in maintenance or related field, with experience in contractor and contract management.
  • Strong communication and interpersonal skills, with the ability to effectively communicate with contractors, residents, and staff.
  • Excellent problem-solving skills, with the ability to identify and resolve complex issues efficiently.
  • Ability to work independently and as part of a team, with the flexibility to adapt to changing priorities.
  • Strong attention to detail, with the ability to maintain accurate records and effectively manage inventory.
  • Knowledge of building codes and safety regulations.
  • Experience with inventory management and supply chain logistics.
  • Familiarity with property management software is a plus.
  • Must be physically able to climb ladders and lift in excess of 100 lbs.
  • Must own and properly register and insure own vehicle.
  • Must possess valid driver’s license.
Education
  • High School Grade 12 Diploma or equivalent.
  • Considered Assets: Construction safety courses (CSTS, First Aid, Fall Arrest, etc.), technical degree, or certification.
