Are you passionate about property management, building maintenance, and creating strong communities? We are looking for an experienced House Manager to join our team and take ownership of the day-to-day operations, tenant relations, and maintenance of residential properties.

Role Purpose

The House Manager will be responsible for:

  • Managing rental collection and occupancy levels
  • Overseeing property maintenance and service providers
  • Ensuring positive client and tenant relationships
  • Supervising on-site staff and ensuring smooth operations
  • Maintaining a healthy social climate within the property
Key Responsibilities
Client Services & Tenant Management
  • Manage vacancies through tenant sourcing, viewings, and workshops
  • Oversee rental collection and implement credit control processes
  • Facilitate tenant intake and exit, including snag lists and house rule orientation
  • Maintain occupancy and rental collection targets
Maintenance & Security Oversight
  • Conduct property inspections and ensure timely maintenance
  • Manage service providers (cleaning, security, gardening, refuse removal)
  • Ensure cleanliness and safety of the building and grounds
Staff & Service Provider Management
  • Recruit, induct, and train on-site staff
  • Conduct performance appraisals and disciplinary processes
  • Lead weekly team meetings and motivate staff
  • Oversee in-house maintenance and cleaning teams
Administration & Reporting
  • Submit accurate weekly/monthly reports
  • Process site documentation and attend internal meetings
Community and Social Climate Management
  • Monitor the social environment of the building
  • Address behavioural issues and support tenant well-being
  • Liaise with social workers for more complex cases
Role Requirements

Qualifications & Experience

  • Minimum Grade 12 (Matric)
  • At least 2 years' experience in building or facilities management
  • Must have experience in Rental collection and Tenant management
  • Must be able to stay on site
  • Hands-on maintenance experience
