About the job Managing Director - Property Sector

Job Title: Managing Director Property Sector

Company Overview: A listed, diversified industrial group with a significant property portfolio comprising over 100 commercial properties, including warehouses, offices, and other facilities. These properties are primarily occupied and leased by businesses within our Group, contributing to our overall operational efficiency and profitability.

Job Summary: The Managing Director - Properties will have full responsibility for the leadership and management of Companys properties business. The MD will be supported by the Finance Director (FD), finance and admin team, and a maintenance supervisor with their team. This role involves overseeing structural maintenance, negotiating lease agreements, managing relationships with internal and external stakeholders, and leading new property projects.

Key Responsibilities:

  • Leadership and Management: Provide overall leadership and management of the properties business, ensuring effective coordination and support from the FD, finance and admin team, and maintenance team.
  • Structural Maintenance: Oversee the structural maintenance and repairs of existing properties, coordinating with the internal maintenance team to ensure timely and cost-effective solutions.
  • Lease Negotiations: Work closely with divisional Chief Executives and company MDs to negotiate lease agreements and rental escalations for existing properties.
  • Third-Party Landlords: Manage relationships with external landlords, negotiating lease agreements and rental terms on behalf of our businesses.
  • Expansion Projects: Lead expansion initiatives, including sourcing new properties or land and overseeing new build projects from planning to completion.
  • Stakeholder Management: Build and maintain strong relationships with divisional leaders, external landlords, and third-party professional service providers (architects, quantity surveyors, engineers, contractors).
  • Project Implementation: Coordinate with external service providers to ensure the successful implementation, construction, and completion of new property projects.

Qualifications:

  • Bachelors degree in Real Estate, Business Administration, Finance, or a related field. A Masters degree or professional qualification (e.g., MRICS, CCIM) is preferred.
  • Minimum of 10 years of senior management experience in property management or a related field, with a proven track record of success in managing large property portfolios.
  • Strong financial acumen with experience in budgeting, financial analysis, and reporting.
  • Excellent leadership and people management skills, with the ability to inspire and drive a high-performance culture.
  • Outstanding communication, negotiation, and relationship-building skills.
  • In-depth knowledge of property law, market dynamics, and regulatory environment.
