Job summary

A leading property company in Cape Town seeks an experienced professional to oversee leasing strategies and tenant relationships. The ideal candidate will have at least 5 years of experience in commercial leasing, strong negotiation skills, and knowledge of the local real estate market. Responsibilities include implementing annual leasing strategies, managing tenant relationships, ensuring compliance, and achieving leasing targets. Prospective candidates must possess a valid driver's license and own transport.

Qualifications

  • Minimum 5 years property experience in leasing, sales, or brokering (commercial/industrial/retail preferred).
  • Proven sales and brokering background with a track record of meeting or exceeding targets.
  • Drivers license and own transport a necessity.

Responsibilities

  • Develop and implement annual leasing strategies to maximise occupancy.
  • Manage complete leasing cycle, including tenant sourcing and negotiations.
  • Build and maintain strong relationships with tenants and brokers.
  • Ensure all pre-occupation requirements are met before tenant operation.
  • Achieve monthly and quarterly leasing targets.

REQUIREMENTS:
Leasing Strategy & Portfolio Occupancy
  • Develop and implement annual leasing strategies to maximise occupancy.
  • Identify problem vacancies and execute corrective strategies.
  • Analyse leasing reports and anticipate occupancy trends.
Lead Management & Deal Execution
  • Follow up all leads within required timeframes.
  • Manage with relevant team members where necessary, full leasing cycle: tenant sourcing, applications, credit checks, proposals, negotiations, and lease conclusion.
  • Ensure Proposal‑to‑Let, lease documents, resolutions, sureties, and supporting documents are complete and accurate.
Tenant & Stakeholder Relationship Management
  • Build and maintain strong relationships with tenants, brokers, and internal departments.
  • Conduct periodic site visits and annual tenant check‑ins.
  • Canvass for new tenants and renew existing leases.
  • Track market trends and competitor activity.
Compliance, Governance & Risk Management
  • Ensure deposits, first‑month rentals, and all pre‑occupation requirements are met before tenant operation.
Reporting, Systems & Administration
  • Maintain accurate vacancy lists, deal trackers, and leasing databases.
  • Submit required reports and close‑out documents
Performance Targets
  • Achieve monthly and quarterly leasing targets (PTLs issued, PTLs signed, leases delivered, leases signed, close‑outs completed).
  • Maintain consistent progress tracking and performance visibility.
REQUIREMENTS:

  • Proven sales and brokering background with a track record of meeting or exceeding targets.
  • Strong negotiation, networking, and closing skills.
  • Excellent communication and presentation abilities.
