Location: Cape Town, Southern Suburbs (Westlake Area)

Salary: R20,000 – R35,000 per month (depending on qualifications and experience)

About the Role

We are seeking a mid to senior-level Facilities Manager to join a dynamic and reputable property management company. This role is ideal for a hands-on, technically skilled professional with a background in construction supervision, property maintenance, construction project management or facilities operations, who is ready to take ownership of multiple sites and lead a team to operational excellence.

Responsibilities
Facilities & Property Operations
  • Oversee daily operations of commercial and residential properties.
  • Conduct regular site inspections to identify maintenance needs and safety risks.
  • Manage preventative and reactive maintenance schedules.
  • Supervise cleaning, security, and maintenance teams.
  • Ensure compliance with health, safety, and environmental regulations.
Fleet & Equipment Oversight
  • Inspect and manage company vehicles and equipment.
  • Schedule and track vehicle servicing and repairs.
  • Operate trucks (Code 10) and cranes when required (e.g., for generator handling).
  • Maintain registers for vehicle keys, building keys, and emergency access.
Asset & Inventory Management
  • Monitor and control stock and equipment on-site and in vehicles.
  • Track and report on asset condition and usage.
  • Oversee recycling and waste management processes.
Financial & Administrative Duties
  • Assist with budgeting for maintenance and operational costs.
  • Obtain and manage quotes for repairs and services.
  • Maintain accurate records of inspections, repairs, and compliance checks.
  • Prepare monthly reports on facility performance and asset status.
Team Leadership & Training
  • Lead and mentor maintenance and support staff.
  • Conduct daily briefings and performance appraisals.
  • Provide safety training and ensure adherence to company policies.
  • Coordinate with contractors and service providers.
Tenant & Stakeholder Engagement
  • Respond promptly to tenant queries and maintenance requests.
  • Ensure tenant compliance with lease agreements and house rules.
  • Liaise with head office and external stakeholders for operational support.
Minimum Requirements
  • Minimum 5 years’ experience in facilities, construction, or property management.
  • Strong technical knowledge of building systems, maintenance, and safety.
  • Valid Code 10 driver’s license and ability to operate cranes (advantageous).
  • Computer literate (MS Word, Excel, and property management systems).
  • Excellent leadership, communication, and organizational skills.
  • Ability to manage multiple sites and teams effectively.

  • Background as a construction foreman, QS, or technical site supervisor.
  • Proactive, solutions-oriented, and comfortable working both on-site and strategically.
