Objectives:
Oversee the entire tenant fit-out process from lease confirmation to store opening
Review and approve tenants’ interior designs, shopfront concepts, and signage proposals
Ensure smooth coordination with contractors, consultants, and internal/external teams to resolve site issues
Ensure compliance to authorities’ requirements, statutory regulations, including BCA, SCDF, NEA, and mall-specific requirements.
Job Duties:
Lead the mall operations team in managing the daily operations, maintenance and upkeep of the mall facilities
Ensure that all operational issues and emergencies are attended promptly & rectified with minimal inconvenience & disruption
Oversee service contractors to effectively achieve the highest standard
Develop, manage and execute operations strategies to improve mall operations
Review shopping mall SOP regularly and ensure full compliance
Manage expenditure and spending
Responsible for contracts administration and management
Manage tender specification and advise accordingly
Maintain good rapport with tenants and managing tenancy fitting-out works
Assist in the implementation of AEI projects
Tenancy Design & Planning:
o Review and approve tenants’ design submissions (layout plans, shopfront, signage, M&E drawings) to ensure compliance with mall design criteria and brand image.
o Work closely with leasing, project, and operations teams to ensure tenant design aligns with overall mall aesthetics and functionality.
o Coordinate and manage the fit-out process from lease signing to handover and store opening.
o Conduct site inspections and ensure compliance with safety, fire, and building codes.
o Monitor renovation progress and ensure works are completed on schedule.
o Ensure all fit-out works are carried out in accordance with local building codes, fire safety regulations, and mall house rules.
o Assist in updating Fitting Out Manual and associated guidelines and other design control documents.
Requirements:
Education
Degree in Architecture, Interior Design, Building or Construction Management, Civil Engineering, Facilities or Project Management,
Experience
Minimum 5 years of relevant experience in tenancy coordination, fit-out project management, or retail/mall environment.
Strong working knowledge with retail mall maintenance work and local codes and regulations
Preferably with prior experience in successful completion of major AEI projects (Malls)
Skills
Strong project coordination and stakeholder management skills.
Excellent knowledge of building codes, fire safety, and M&E requirements.
Proficient in reading technical drawings (Architectural, Structural, M&E).
Good communication and problem-solving skills.
Proficient in AutoCAD, MS Office, and project scheduling tools.
Understanding of architectural and interior design principles, especially in retail or commercial spaces.
Possess knowledge of local building codes and fire safety regulations, including SCDF, BCA, NEA, URA guidelines.
Possess knowledge of M&E coordination to ensure services like ACMV, power provision, plumbing & sanitary, and fire protection align with tenant designs.
Possess construction and site management knowledge.
