A Snapshot

As the Real Estate Acquisitions & Development Director you will report to the Senior Director, Real Estate, and work closely with the rest of the cross-department teams to shape AirTrunk’s growth strategy, making your mark in a number of ways:

  • You’ll be part of a dynamic team driving rapid expansion across APAC, leading initiatives to unlock new markets through strategic partnerships, acquisitions, and infrastructure-led solutions.
  • In this role, you’ll collaborate with AirTrunk’s leadership team, internal stakeholders and external partners to deliver hyperscale growth.
Your Day to Day
  • Originate and execute complex real estate and related transactions, including acquisitions, joint ventures, and strategic partnerships that accelerate AirTrunk’s growth.
  • Lead negotiations with developers, government and institutional partners to secure new site options, critical infrastructure, regulatory approvals, and incentives.
  • Design and implement medium and long-term growth options, balancing speed-to-market with scalability, risk mitigation, and long-term sustainability.
  • Direct comprehensive due diligence and feasibility assessments, coordinating multidisciplinary teams to ensure robust technical, financial, and regulatory evaluation.
  • Develop compelling business cases and partner on investment approval processes, preparing executive-level presentations for review and approval.
  • Collaborate cross-functionally with master planning, development, and investment teams to align site acquisition with delivery timelines and customer requirements.
  • Mentor and develop team members, fostering knowledge transfer and building organizational capability for future growth.
  • Monitor industry trends and regulatory changes, providing strategic insights and advising leadership on emerging opportunities across APAC markets.
Requirements
  • 10+ years of experience leading negotiations or business development in the real estate / infrastructure sectors, ideally in a hyperscale environment.
  • Proven experience with site selection & acquisition, real estate development / project management, partnerships and business development, etc.
  • Experience negotiating related agreements, such as economic incentives, colocation agreements, utility agreements, construction contracts etc. will be advantageous.
  • Strong quantitative and financial modelling skills will be an advantage.
  • Excellent communication and influencing ability.
  • Familiarity with APAC real estate markets and regulatory frameworks.
  • Ability to thrive in a matrix organization, adapt quickly, and foster an open, collaborative workplace.
