As the Quantity Surveyor, you will be responsible for ensuring accurate cost management, efficient subcontract administration, timely client invoicing, and maintaining financial compliance throughout all phases of the project lifecycle.

In this role, you will:

Cost Estimation & Budgeting:
  • Analyse project plans, specifications, and scope to provide detailed cost estimations
  • Conduct pricing research and prepare cost breakdowns, including direct, indirect costs, and contingencies
  • Assess potential risks and uncertainties that may impact project costs
  • Perform quantity take-offs for initial budget proposals and project evaluations
Project Cost Management:
  • Manage and control all project costs from pitch to completion
  • Monitor project budgets, expenses, and financial performance to ensure adherence to cost targets
  • Develop and implement cost control procedures and policies to ensure effective financial management
Client Invoicing & Reporting:
  • Prepare and review client invoices to ensure accuracy and compliance with contractual terms
  • Prepare detailed quantity take-offs for interim certificates of payments and submit them for consultant approval
  • Generate daily, weekly, and monthly progress reports for construction projects
Procurement & Subcontractor Management:
  • Oversee procurement activities, evaluate vendor bids, negotiate contracts, and manage purchase orders
  • Monitor subcontractor agreements and payments to ensure timely processing
  • Prepare and review variation orders, final payments, and settlement of final accounts
  • Maintain a project filing system for all payments, variations, and financial claims
Productivity Analysis:
  • Track project costs and identify cost-saving opportunities to optimise project efficiency
  • Collaborate with project managers and engineers to improve productivity and reduce costs
  • Compare actual productivity with budgeted productivity and report findings to the construction manager
Contracts Administration:
  • Ensure project contract administration aligns with company policies and procedures
  • Liaise with consultants, project managers, and site engineers to resolve contractual and construction-related issues
  • Attend negotiations for changes, modifications, and claims with subcontractors and suppliers
Technical Expertise:
  • Perform all necessary quantity take-offs required for the preparation of the Bill of Quantities (BOQ)
  • Prepare bar bending schedules (BBS) and optimise steel usage to minimise wastage
  • Provide material calculations and unit rate estimations
Requirements
  • Bachelor of Engineering (B.E.) in Civil & Architecture or any related major
  • 11 years of experience in construction and quantity surveying across high-profile projects such as hotels, commercial complexes, metro construction, and townships.
  • Familiarity with the KSA real estate business and industry
  • Proficient in AutoCAD, PlanSwift, and Microsoft Excel
  • Extensive experience in cost control, estimation, and quantity surveying
