The ideal candidate will have 7-10 years of experience in facility management, preferably in luxury environments, along with strong leadership skills and proficiency in both English and Arabic.

Job description
Position Overview

The Head of Maintenance / Chief Engineer is responsible for overseeing and managing all aspects of regular and preventative maintenance of a large property, consisting of various buildings and expansive grounds similar to a luxury 5 star hotel based in Riyadh. This role involves leading a dedicated team of full-time maintenance staff to ensure the seamless, efficient, and smooth operation of all buildings, departments, equipment, and systems within the property. Reporting to the Property Manager, this position is crucial for maintaining the property in an immaculate and consistent state of maintenance and repair.

Key Responsibilities
  • Maintenance Oversight:
  • Manage and supervise daily, weekly and monthly regular and preventative maintenance schedules covering all departments and systems, including but not limited to: Air Conditioning, plumbing, electrical, telecommunications, power and back-up generators, lighting, swimming pools, buildings, staff accommodations, kitchens, housekeeping, laundry, garages, offices and all outside areas buildings and grounds.
  • Ensure all locations, systems, equipment and facilities are maintained to the highest standards and constant state of working order.
  • Team Management:
  • Manage, lead and develop the maintenance team to be a high functioning / high performance department, including organising work and holiday schedules to ensure optimal manpower, team performance and coverage.
  • Procurement & Inventory:
  • Oversee and optimise the procurement, Inventory and management of all maintenance-related supplies and equipment.
  • Establish, optimise and maintain relationships and agreements between the Property and its 2nd and 3rd party vendors for all maintenance and project work related affairs.
  • Operational Expenditures:
  • Manage, prepare and be accountable for annual OPEX and CAPEX budgets associated with maintaining the property.
  • Issue Resolution:
  • Address all reported maintenance issues swiftly and proactively, ensuring consistent high standards of service delivery.
  • Project Works:
  • Act as key liaison and advisor for all project works between the owner, service providers, second-party consultants, and facility management companies for systems such as elevators, and well as local authorities including city water, power, sewage and telecommunications etc.
  • Documentation:
  • Document and capture all legacy information and maintenance knowledge associated with the property over the past 40 years, ensuring comprehensive knowledge capture and continuity of service.
  • Digital Transformation:
  • Lead and manage the transformation of the maintenance system to a digital platform using the latest property maintenance management software, ensuring effective and efficient recording and monitoring of all property systems.
Candidate Profile
  • Bachelor’s degree in engineering, Facilities Management, or related field.
  • 7 – 10 years proven experience in maintenance or facility management, preferably within a luxury large private estate, household environment or a large luxury hotel and resort.
  • Proven leadership and experience managing and developing maintenance teams.
  • Willingness to work flexible hours.
