Role Purpose
The Attraction Fit-Out Manager is responsible for managing the complete interior fit-out works for themed attractions, ride areas, Family Entertainment Center (FEC) zones, retail and F&B spaces, guest areas, control rooms, operator facilities, and show set environments. The role ensures all architectural finishes, theming elements, interior design features, and specialist fit-out packages are delivered to the highest standards. This position requires close coordination with ride vendors, theming teams, MEP, AV, lighting, show control, and entertainment specialists to ensure seamless integration within highly interface-driven attraction zones.
Key Responsibilities
1. Fit‑Out Construction Management
- Lead and manage all fit‑out activities, including partitions, flooring, ceilings, joinery, theming, decorative finishes, signage, and architectural components.
- Oversee installation sequencing in complex, high‑interface attraction environments.
- Ensure workmanship meets project quality standards and approved mock‑ups.
- Supervise subcontractors and monitor progress, manpower allocation, and productivity levels.
2. Coordination with Ride & Show Teams
- Align fit‑out activities with:
- Ride installation teams
- Show set fabricators
- AV, lighting, special effects (SFX), and show control contractors
- Ensure fit‑out completion prior to ride commissioning milestones.
- Resolve coordination issues between architectural finishes and ride vendor requirements.
3. Technical Oversight
- Review and approve shop drawings, materials, samples, mock‑ups, and method statements.
- Oversee mock‑up construction and ensure approvals before mass production or installation.
- Ensure compliance with design intent, theme park standards, and operator criteria.
4. Quality Control
- Inspect all installed finishes including paint, theming, cladding, joinery, stone, and tile works.
- Monitor adherence to QA/QC procedures and coordinate with consultants to close NCRs.
- Verify that materials meet durability, fire, and safety standards appropriate for high‑traffic attraction environments.
5. Health, Safety & Environment (HSE)
- Enforce HSE protocols for confined spaces, elevated work platforms, and installation activities around active ride zones.
- Coordinate with the safety team to ensure subcontractor compliance with site safety regulations.
- Manage safe access and work sequencing during concurrent ride, MEP, and fit‑out activities.
6. Schedule & Reporting
- Maintain updated fit‑out schedules and detailed two‑week look‑ahead plans.
- Report progress, risks, issues, and mitigation strategies to senior management.
- Forecast manpower, materials, and equipment requirements to prevent delays.
7. Commercial & Contractual Management
- Review subcontractor progress claims and certify completed works.
- Evaluate variation orders, claims, and scope gaps with proper supporting documentation.
- Ensure alignment between theming, joinery, rides, MEP, and architectural scope boundaries.
8. Handover & Completion
- Lead snagging, de‑snagging, and punch‑list closure for all fit‑out zones.
- Coordinate commissioning and readiness of operator facilities, retail units, guest areas, and show spaces.
- Deliver all O&M manuals, warranties, and as‑built drawings in accordance with project requirements.
- Handover completed zones to the operations team as per the approved schedule.
Qualifications & Requirements
- Bachelor’s degree in Architecture, Interior Design, Civil Engineering, or a related discipline.
- 10+ years of fit‑out construction experience in themed attractions, entertainment venues, FECs, hospitality, or retail projects.
- Strong technical knowledge of interior materials, theming techniques, joinery production, and decorative finishes.
- Experience coordinating with ride vendors, AV/SFX contractors, and specialist fit‑out suppliers.
- Thorough understanding of attraction and theme park project sequencing.
- Excellent coordination, communication, and stakeholder management skills.
