ABOUT THE ROLE

New Story creates market-based solutions to make land and home ownership possible for underserved families in Latin America.

Through an innovative land-first approach, we transform unutilized land into thriving communities, reducing development timelines from 10+ years to 2 years.

As an Investment Analyst, you will join a fast-moving, high-performing team to support origination, evaluation, and monitoring of mission-aligned investments, reporting to the Investment Associate and collaborating with the Director of Investments.

You will be responsible for financial modeling, market analysis, due diligence, and portfolio monitoring, and for supporting materials for investment committees and investors.

You will work closely with team leads in Mexico City and the U.S.

WHAT YOU'LL DO
Financial modeling

Build and maintain models (P&L, Cash Flow, Balance Sheet, valuation, scenarios, hedging) for affordable housing / land development projects.

Underwriting & due diligence support

Assist senior team members with underwriting new fund investments and executing financial / commercial / technical diligence; synthesize findings into a strong investment case.

Portfolio monitoring

Track operating and financial KPIs; prepare dashboards, variance analyses vs. plan, and value-creation proposals.

Investment materials

Draft investment memoranda, executive presentations, and quarterly / annual investor updates.

Market research

Analyze supply–demand, pricing, absorption, local regulations, costs, and LATAM trends; develop sector theses and comps.

Process & data discipline

Improve templates, workflows, and controls (assumption versioning, data lineage, DD checklists, data rooms).

Industry knowledge & network

Deepen sector knowledge and relationships to inform strategy and enhance diligence.

WHO YOU ARE
  • 1–3 years of relevant experience in real estate, venture capital / private equity, investment banking, corporate / project finance, credit or impact investing.
  • Exceptional real estate financial modeling and/or real‑estate investment experience, including underwriting, land / project feasibility, pro‑forma analysis, and sensitivities.
  • Experience in affordable housing or land development in Mexico is a strong plus.
  • Strong financial modeling capabilities in Excel / Google Sheets (pivot tables, audit trails, scenarios, and sensitivity analysis). Solid understanding of financial statements, accounting, valuation methodologies, and capital structuring.
  • Ability to translate complex financial and operational insights into executive‑ready presentations and memos.
  • Bilingual English–Spanish (written and spoken), able to work effectively with international investors and local partners.
  • Bachelor's degree in Finance, Economics, Engineering, Business / Accounting, International Development, or related field; or equivalent experience with proven results.
REPORTING STRUCTURE

This role reports to our Investment Associate and collaborates closely with the Managing Director of Investments.

LOCATION, COMPENSATION, & TRAVEL

This is a hybrid role based in Mexico City, Mexico.

Our annual salary for this role is $360,000 MXN (net salary).

Travel to project locations may be required (about 20% of the time) depending on phase and team needs.

Flexibility and willingness to engage on-site with local teams and communities is important.

BENEFITS

  • Aguinaldo: Federal mandated holiday bonus equivalent to 15 days of pay on or before December 20, pro‑rated for team members within their first year.
  • Vacation Premium: On the first (and subsequent) work anniversary, annual vacation premium bonus equivalent to the number of vacation days allotted for the year at 25%.
  • Unlimited Vacation after the 1st Year: 12 days of PTO, 14 paid holidays, and birthday off for the first 12 months; thereafter unlimited paid vacation.
  • Summer and Winter Breaks: Company‑wide pause the first week of July and the week between December 24 and January 1.
  • 5‑Week Sabbatical after 5th Year: Fully paid 5 weeks off at the 5‑year mark.
  • Paid Parental Leave: Primary caregivers 12 weeks, secondary caregivers 6 weeks.
  • Adoption Reimbursement: Up to $180,000 MXN for adoption related expenses.
  • Intentional Gatherings: Budget for company summits, fun camps, spontaneous department gatherings, in‑person yearly retreats.
  • Improve Thru Learning: Funding for conferences, courses, books, internal hackathons, tea(m) talks, lunch‑and‑learn sessions.
  • Trips to the Field: Opportunities to visit work first‑hand in Mexico or El Salvador.
