Job: Property Manager

Location: Bournemouth

Salary: £30,000 – £38,000

Working Hours: Monday to Friday, 37.5 hours per week, 9am to 5pm (30-minute lunch), with Hybrid Working

Our client is a leasehold management company specializing in new build leasehold properties. This is a fast-paced, dynamic role within the property sector.

The Property Manager will be responsible for the successful management of a high-end portfolio in the South, including site inspections, client meetings, maintenance and repairs, H&S compliance, budgeting, and communicating with residents and clients.

The role will be varied and fast-paced, with opportunities for growth and taking full ownership of the client portfolio.

About You:
  • You must have AIRPM or a higher qualification, along with a Full, Clean Driver’s License, Positive Attitude, and Excellent Communication skills.
  • Other required skills include being Well Organised, having Strong Administration, Excellent Attention to Detail, and a Confident and friendly manner.
Main Duties & Responsibilities of the Property Manager:
  • Regular inspections of properties to check upon condition of building and grounds, monitor and supervise ongoing works.
  • Ensuring regular maintenance contracts are in place and monitored for client satisfaction.
  • Ensuring properties are fully compliant in all aspects of relevant H&S.
  • Preparing annual service charge budgets in conjunction with freehold clients and/or resident Directors.
  • Dealing with insurance claims and associated work, liaising with loss adjustors and insurers as required.
  • Liaising with resident directors, lessees, residents, contractors, and others as required.
  • Attending meetings, preparing, obtaining approval, and circulating minutes of the meetings.
  • Managing expenditure against budget throughout the financial year.
  • Checking compliance with the terms of the leases and statutory requirements and taking necessary steps to remedy any breaches.
  • Dealing with specifications for major works, obtaining tenders, circulation of notices and supporting documents, instructing contractors, and supervising certain works.
  • Liaising with accountants and administration departments as required.
