Position: Investment Surveyor
Salary: Up to £60,000 - plus bonus + benefits
Location: South Coast (UK), flexible hybrid available
This is an exciting opportunity for an Asset Manager to join a privately-owned commercial developer and investor operating across the South of England. The business develops and transforms industrial & logistics, office and urban mixed-use schemes and the team works with like-minded partners to create outstanding schemes with a focus on responsibility, sustainability and community. The business has a strong balance sheet enabling it to secure sites with its own capital.
You will play a key role in supporting the acquisition of investment opportunities, disposal of existing assets, appraisal of the existing investment portfolio and informing the investment strategy for the company's growing portfolio of development and investment projects. You will report to the Investment Director and work closely with the asset management, development and finance teams, as well as external stakeholders to help deliver the company's ambitious investment goals.
About you
- Experience in investment analysis, property investment, or real estate finance.
- Skilled in financial modelling, property valuation, and market research within the property development or real estate sector.
- Experience with the key metrics and tools used in property investment, such as cash flow analysis and development appraisals.
- Strong proficiency in financial modelling, with advanced Excel skills.
- Familiarity with investment appraisal software (e.g. Argus Enterprise & Argus Developer) is a plus.
- Strong understanding of property markets, economics, and investment principles.
- Strong analytical thinking and attention to detail.
- Ability to build and maintain strong relationships with internal and external stakeholders.
- Autonomous and confident with energy and drive – an excellent team player
About the role
- Conduct detailed financial analysis of potential investments including cash flow projections, development appraisals and sensitivity analysis
- Appraise potential acquisitions using Argus Enterprise, Argus Developer & Excel
- Build the investment case for potential acquisitions, researching the market and working with architects, cost consultants and planning consultants on the design and pricing of development opportunities.
- Draw up business plan for investment opportunities.
- Manage transactions from source through to completion, assisting in the property and legal due diligence.
- Keep abreast of market dynamics, trends, investment and occupational data to assist in developing investment ideas to inform the business strategy.
- Prepare and present investment and sale recommendations to the board.
- Where value-add investments are acquired, be involved throughout the life cycle, working with the asset manager to deliver the business plan and ultimately an exit.
- Lead the regular appraisal of the existing investment portfolio, tracking performance and work with the asset management team to make hold/sell recommendations.
- Retain ownership of development appraisals post-acquisition. Work with the development team to maintain returns in line with the acquisition assumptions.
- Assist asset management team in the management and optimization of the existing property portfolio, identifying opportunities to maximize returns through asset management or repositioning strategies.
