Job description

Location – Hybrid / Watford

As Estates Manager you’ll play a pivotal role in ensuring our portfolio of 400+ practices operates efficiently and effectively, from managing landlord relationships, and mitigating property-related challenges to collaborating with cross-functional teams to achieve our business goals.

What You’ll Do

  • Lead negotiations for lease renewals and rent reviews across the estate

  • Support expansion, remote space initiatives, and residential portfolio initiatives

  • Develop exit strategies for non-trading sites and propose commercial solutions

  • Ensure legal compliance and governance across all estates activity

  • Manage relationships with rating consultants, auditors, and legal

  • Provide strategic advice to internal teams on maintenance obligations and property risks

  • Contribute to monthly Board reporting and bi-annual forecast reporting

What You’ll Bring

  • MRICS-qualified or 5+ years of strong landlord/tenant law experience (UK-wide)

  • Proven success in managing multi-site estates across national geographies

  • Experience of leading rent review and rates programmes in partnership with external agents

  • Commercial acumen and confident decision-making aligned with business goals

  • Strong stakeholder management — experience with franchisee/JVP environments is a plus

  • Strategic thinker who thrives on prioritising and solving complex problems
