Overview

We are seeking an experienced and proactive Disrepair Surveyor to join our Housing team. This role is vital in ensuring that properties are well maintained, tenants' concerns are addressed promptly, and legal disrepair obligations are met. You will play a key part in protecting the organisation against claims while ensuring safe, high-quality housing for residents.

Responsibilities
  • Inspect and survey properties to identify disrepair issues and assess works required.
  • Manage disrepair claims in line with housing legislation, ensuring compliance with pre-action protocols.
  • Produce detailed schedules of works, reports, and cost estimates.
  • Work closely with legal teams, contractors, and housing officers to resolve claims effectively.
  • Monitor the progress of works, ensuring completion to required standards and within agreed timescales.
  • Provide expert advice on building pathology, defect diagnosis, and remedial solutions.
  • Maintain accurate records, case files, and reporting for senior management.
About You
  • Proven experience in surveying, ideally within social housing or property management.
  • Strong knowledge of housing disrepair legislation, pre-action protocols, and landlord responsibilities.
  • Excellent diagnostic skills in building defects and maintenance issues.
  • Strong communication and negotiation skills, with the ability to manage tenants, contractors, and legal representatives.
  • Organised, analytical, and able to manage a varied caseload.
  • Relevant professional qualifications (e.g. RICS, HNC/HND in Building Surveying or equivalent) desirable.
