Role :
- Director of Project Delivery based in Palma de Mallorca.
- Potential medium to long-term (3-5 years) pathway to partnership related to business development contribution.
- Workplace is approximately 50% in the office and 50% on construction site visits (visiting each project every fortnight on average, depending on project stage).
Scope :
- Overall responsible for project delivery according to AKAMÁ standards.
- Construction costs range between 7 and 20 million EUR per residential villa; larger scope for hospitality projects.
- Oversee all national projects in the delivery phase.
- Revise timelines and check feasibilities to ensure on-time delivery with the project manager.
- Ensure budget compliance and on-cost delivery with the project manager.
- Supervise correct execution of design details and quality standards with the project manager.
- Serve as the contact person for clients on major issues and contingencies.
- Communicate with construction companies, suppliers, and project parties at a management level.
- Expand network of suppliers / subcontractors nationally and internationally.
- Coordinate with client lawyers and relevant project parties on general topics.
- Coordinate and liaise with the Chief Designer and architects regarding planning and design.
- Lead negotiations with suppliers, representing the client’s interests.
- Adapt or revise contracts related to project delivery.
- Oversee and improve delivery processes, methodologies, and IT support.
- Lead debriefing and lessons learned sessions to feedback into the design process.
- Define themes / topics for knowledge management with the Director of Design.
- Focus on solutions rather than problems.
- Be persistent and not accept “no” for an answer.
- Maintain meticulous attention to detail.
- Be organized and methodical.
- Work as a team player with excellent communication and interpersonal skills.
Education and expertise :
- Architect and / or Engineer with a mix of technical and architectural education.
- Site expertise : knowledge of common pitfalls and crucial elements from a technical perspective.
- Design competence : keen eye for finishes, detailing, alignment, levelling, proportioning, and aesthetic precision.
- Fluency in English is mandatory; advanced Spanish skills are required. German is a plus.
- Experience with BIM, passive house, BREEAM, etc., is advantageous.
Work experience :
- International work experience or experience with an international team is preferred.
- Experience in high-end real estate development, architecture / design studios, or project management companies.
- Management of teams of approximately 10 or more people.
- 12+ years of relevant experience, ideally aged late 30s to mid-40s.
